🏡 “What’s the property market doing?”

It's probably one of the questions I'm asked most as an estate agent.

And my answer is usually:

Which property market?

Because there really isn't one single UK property market — and the latest figures highlighted by demonstrate that perfectly.

📊 Here are a few numbers worth knowing:

🏠 +1.8% — annual house price growth across England.

📍 +4.7% — annual growth in the North West according to the Land Registry figures quoted.

📉 −2.5% — London over the same measure.

⏳ 53 days — the typical time a property is now spending on the market across England and Wales.

A year ago?

39 days.

That's around 35% longer.

And for me, that last figure is one sellers really need to pay attention to.

Because the market hasn't stopped.

People are still buying. People are still selling. Mortgages are still being agreed. Deals are still being done.

But buyers have choice.

They're researching.

They're comparing.

And they're increasingly aware when a property doesn't represent value.

This is why I keep talking about the difference between a listing price and a selling price.

Anyone can put your property onto Rightmove at an impressive figure.

That doesn't mean your property is actually worth it.

A property's value is ultimately determined by what a ready, willing and able buyer is prepared to pay for it in the current market.

And the national headlines don't tell me what your house in Birstall, Quorn, Rothley, Mountsorrel, Loughborough or Leicester is worth either.

That's where local knowledge, comparable evidence, current competition and understanding buyer demand become so important.

The latest data also shows why looking at the UK as one market simply doesn't work — one region can be growing while another is falling.
So if you're thinking about selling, my advice isn't:

“Let's put it on high and see what happens.”

It's:
Let's look at the evidence. Let's look at your competition. Let's understand your likely buyer. And let's position your home correctly from day one.

Because I don't want to be the agent who simply lists your property.

I want to be the agent who sells it. 🏡

🏡 LANDLORDS — ANOTHER CHANGE IS COMING…

The private rented sector is continuing to change, and landlords will soon have **another legal requirement to comply with**.

A new landlord registration system is being rolled out region by region, with landlords required to register themselves and their rental properties.

For landlords here in Leicester and Leicestershire this is one to have on your radar for **2027

There will be deadlines to meet and potential financial penalties for landlords who fail to comply.

My fully managed landlords have already received a more detailed update directly from me including what this means for them, the relevant timescales and what they will need to do.

That’s part of what property management should be about.

It isn’t simply collecting the rent each month — it’s keeping up with legislation, understanding what is changing and making sure your landlords are prepared before a deadline arrives.

If you're a self-managing landlord and finding the amount of new legislation increasingly difficult to keep on top of, perhaps it’s time to consider having someone manage it with you.
