Another late post… third one this week 😅 Home after viewings, quick post to end a very hard week on a high… 2 more properties now SSTC ❤️🏡

What makes these two results so meaningful to me, it’s not just that the homes are now SSTC, it’s the journey to get there. It’s about people who had almost given up hope.
They had been on the market for over a year with multiple agents, trying different approaches, hearing different advice… and still not moving forward.

It’s not just about selling a house for me, it’s about restoring belief that a move is still possible and that’s why these two outcomes matter so much to me.

The truth is simple:

📍 Mill Lodge had been sitting on the market for over a year before coming to me.

I repositioned the property properly, refreshed the entire marketing campaign and launched with a clear strategy. I listed Mill Lodge on the 11th February. Sold in under 2½ weeks.

Unfortunately the first buyer had to withdraw as they lost there buyer. I stayed proactive, relaunched three weeks later and secured another buyer within 4 weeks with no chain. Achieving over 6% above the original guide price. Achieved by the right strategy and consistent work behind the scenes.

📍 Judge Drive had been on the market for over a year before coming to me with four agents. I listed Judge Drive on the 26th February and sold to a first time buyer in 10 weeks.

Another very long day in real estate, but I genuinely wouldn’t have it any other way.

Today started with a mortgage valuation survey for my buyers, organised only yesterday. Judging by my face below, you can tell how happy I was to spend nearly 40 minutes stuck in traffic getting there 😂😂

From there, it straight to meet my buyers at their new property. We met the architect SL Architectural and builder, so plans can start moving immediately ahead of completion in July. Back again next week to begin drawing up designs and bringing the vision to life.

Both vendors are currently enjoying their holidays, but rest assured everything is fully in hand while they’re away. For me, going above and beyond isn’t an exception. It’s simply the standard my clients can expect.

Finished the day with another viewing before finally heading home. Long days, lots of moving parts, but I truly love what I do and always strive to give my clients the very best experience from start to finish.

Last week I arranged a survey on Arnolds Hall in Welwyn, an exceptional Grafe 11 listed property, to help support the sale and give buyers complete confidence moving forward.

After speaking with Keith at West One Surveyors, he listened to exactly what I wanted to achieve and understood the importance of giving buyers real reassurance upfront. His team were brilliant and I’m looking forward to receiving the detailed report next week.

With parts dating back nearly 1,000 years, this isn’t a standard property and it doesn’t respond to a standard strategy. This was about removing uncertainty and creating clarity for serious buyers.
