June's mastermind session was one to remember - and honestly, you could feel it in the room.

Our members got the chance to visit one of Lewis Wilkinson's active developments, seeing first-hand how the project has progressed and digging into the real challenges, decisions and lessons that have shaped it along the way.

A big thank you to Lewis and the team for opening their doors and hosting such an insightful and inspiring site visit. 🙏

We were also joined by Steve Lillistone of Fenn Wright, who shared his take on current market conditions, land availability, emerging hotspots, and why location isn't always the biggest driver of value.

Alex Witham from Landbay rounded off the day with some genuinely useful insights - from the Renters' Rights Act to BTL lending structures, HMO conversions, and smarter financing for retained developments, and more.

By the end, the room was buzzing - ideas, experiences and lessons shared freely all day.

Planning in Essex is shifting quickly. 📝

Nearly all authorities are failing 5-year housing land supply, meaning the “tilted balance” is now active and housing delivery is taking priority over restrictive policies.

With an NPPF rewrite due in 2026, SME support for 10-49 units, faster officer-led decisions, and tighter appeal rules, the system is changing on multiple fronts.

Add in 2028 council mergers, BNG easing, and Grey Belt opportunities-timing is critical.

Worth paying attention if you’re active in development

Last week, we got out on site.

We visited Martin Saunders and Lee Gayler’s (Property Point Homes) corner plot - an old bungalow with a large garden, now being turned into seven flats. A mix of conversion and new build, with two construction approaches running side by side: traditional masonry and timber frame.

Not something you often get to see compared in real time. One to watch as it progresses. 👍

Back at the venue, our guest speaker, Matthew Wood MRTPI (Phase 2 Planning and Development Ltd) broke down the expected changes to the NPPF - the planning rulebook that shapes what gets approved. Straightforward insight on what’s likely coming and what it could mean for future schemes.

We also had Adrian Gibbs (CM3 Consultancy) run through site analysis and risk, focusing on what to look for before committing to a deal.

A solid session all round. 🔥

We’ve just got back from our South East Property Developers Club winter retreat in Mayrhofen, Austria - and it’s safe to say it didn’t disappoint. 🇦🇹

The hotel was fantastic, especially the spa and sauna.

The skiing was great too. We had to go a bit higher for the best snow, but it paid off. Mixed abilities across the group, but everyone improved and got involved. ⛷️

The first night was lively (Jägermeister and beers included), with the rest of the trip more laid-back - group breakfasts, dinners, and a few stops on the slopes to catch up.

Plenty of good conversations in between it all - the kind you don’t always get time for day to day. 👌

All in all, a great few days with a solid group of property developers and investors.

Already talking about doing something similar again next year!
