If you're an investor looking to release cash from a rental property, the smart move right now might be to wait until February/March to get the best price.

However, the reality for a high-volume property trader is completely different:
- Risk Mitigation: We must sell consistently to average results across the whole year.
- Capital Rotation: We desperately need the capital back in to fund new deals immediately.

The luxury to wait simply doesn't exist for a business model reliant on high-volume transactions. We must sell, regardless of market sentiment.
