ARTEX CEILINGS AND TEXTURED COATED COVERINGS

Textured wall and ceiling coatings have been around for decades but became fashionable during the 1970’s and 1980’s.

Asbestos was frequently added to the mixture to make the material firmer and easier to work with.
Because of the fireproofing benefits of asbestos, you often see this on kitchen ceilings.

Asbestos wall coatings are less common, but if you have this material in the ceiling, it’s worth having the walls tested too, especially in areas near sources of heat.

The biggest risk to you is drilling, sanding, cutting or removing this material. This would release a considerable amount of asbestos fibres, so any substantial work must be done by fully licensed asbestos removers. Low-risk work, such as drilling a hole or two, may be done by unlicensed persons who have completed an asbestos awareness training course.

Because this material is located indoors and often covers the entire ceiling, the risk factor is high, although many homes have now had their asbestos ceilings removed or safely encapsulated.

As well as having corrugated asbestos roofs, garages can also be fitted with ceilings lined with Asbestos Cement or with the more dangerous Asbestos Insulation Board or similar board products.

Asbestos Insulation Board is a notifiable licensed material and more likely to release asbestos fibres if disturbed than asbestos cement. It is important that there are no raw edges with this material.

If the garage ceiling is suspected to contain asbestos then it is important to have it checked to identify exactly what is there and what action is necessary.

The treatment will vary according to factors such as the type of asbestos, condition and whether the asbestos is likely to be disturbed.
