Government have now published draft regulations to reduce the number of planning applications that are determined by Planning Committees, aiming to streamline and speed up the decision-making process. The regulations are expected to come into effect on 31st October 2026, and will result in the majority of planning applications being determined by Planning Officers. The change should provide greater consistency and certainty, but may increase the likelihood of legal challenge.

Sworders have successfully secured full planning permission at appeal for a replacement dwelling in the Green Belt at Wickham Hall, Bishop’s Stortford.

The new 3-bed bungalow will provide a 150% increase in floor area, and is of contemporary design with a mono-pitched roof and timber clad exterior. The house will be constructed by the family as a self-build project.

This has established the principle of nine dwellings on the site with land use, location and amount of development all deemed acceptable by North Norfolk District Councils Planning Committee. As a two stage process, Technical Details Consent is now required pertaining to details of design, appearance and site layout. provided the architectural services for this project.
