A survey highlights defects and areas of concern, giving you more information before you decide what to do next.

Depending on what’s found, you might choose to negotiate the price, request further investigations or ask the seller to address certain issues.

The survey gives you the information. What you do with it is up to you.

Can you spot where the modern extension has been added to this traditional property? 👀 The oak construction, stone plinth and sills and traditional detailing make it surprisingly difficult to tell where the original building ends and the newer work begins.

But when you compare the newer timber with the original construction, there’s a much clearer contrast. A great example of how materials and craftsmanship can influence how well a modern extension sits alongside a traditional building.

A handrail might look secure, but what’s happening behind the surface can tell a very different story. Here, timber decay and moisture retention around the fixings have caused significant deterioration, with sections of timber already coming away.

As part of the building survey, we’re assessing the extent of the timber decay and the repairs required, including how the detailing could be improved to prevent moisture sitting against the timber.

You can’t repair a 500-year-old building like a new one. 🏛️

As part of the refurbishment of this Grade II listed building in Cheshire, we’re taking a careful approach to the existing roof, stonework and chimney stacks. Modern cement mortar has been used in areas of the historic masonry, so as part of the works this inappropriate mortar will be carefully raked out and replaced with traditional lime mortar, which is more compatible with the construction and materials of historic buildings.

The aim is to carry out the necessary heritage building repairs while respecting the original construction and making sure the refurbishment is suitable for the long term.

What’s hiding behind this repair?

During this timber inspection, previous repair patches were found concealing significant timber decay and timber loss. The timber had visible bowing, substantial cross-sectional loss and areas that were heavily saturated, with deterioration extending behind the previous repairs. While the visible metalwork showed only light surface corrosion, the more significant problem was the condition of the timber itself.

This is why a building survey or timber survey should assess more than what can be seen on the surface. Previous repairs can sometimes conceal further timber rot, decay or structural deterioration that needs to be investigated properly.

What’s hiding beneath this Grade II* listed roof?

We’re back at Bath House, a Grade II* listed building in Cheshire, where we’re investigating rotten roof timbers as part of an ongoing heritage project. After completing the initial building survey, Listed Building Consent process and appointing a contractor, sections of the clay tile roof have now been carefully removed to expose the timber construction beneath.

The intrusive roof investigation has already identified significant deterioration to some rafters, along with a substantial woodworm infestation that has left areas of timber fragile. Exposing the roof structure allows us to assess the condition in detail and identify which timbers require repair or replacement as the project moves forward.
