It’s been a challenging few months, so I decided to take some proper time out this summer and travel through Europe with my kids.

We had a brilliant time, and getting to see the solar eclipse was definitely one of the highlights. Not something you get to experience every day!

I’m usually thinking about the next project, the next deal or what needs doing, so it was good to have a bit of time away from all of that and just enjoy being with the kids.

I’ve come back feeling recharged and ready to get going again. There are a few things I’m looking forward to getting stuck into over the coming months, and I’ll be sharing more as they progress.

For now, it’s good to be back and ready for the next challenge.

This was my first commercial-to-residential conversion, taking a commercial property and turning it into a six-bedroom, all-ensuite HMO.

I’ve shared parts of the journey before, but seeing the finished look all together brings back just how many decisions sat between what I bought and what you see now.

The layouts I changed, the things that were worth spending more on, and the things that sounded like a good idea at the beginning but didn’t make sense once I was properly into the building.

That was probably one of the biggest lessons from taking on this type of conversion for the first time.

You can have a plan, drawings and numbers before you start, but the real work is knowing how to respond when the building gives you something different.

And now that it’s done, I’m proud of what I’ve created.

First commercial-to-residential conversion complete. Definitely not the last.

Today is a significant milestone on this six-bed HMO conversion.

The valuation will determine whether the property has reached the value we were targeting for the planned buy-to-let exit.

This is why the numbers matter from day one. When you’re investing, the end strategy needs to influence the purchase, the refurbishment and the decisions made throughout the project.

Now we wait to see how the valuer views the finished property.

The conversations around property investing usually focus on the purchase.

The reality is that the biggest decisions are made long before any contracts are signed.

Every opportunity deserves the same questions:
- Does the location support long-term growth?
- Do the numbers stack up?
- What are the risks?
- Is there a clear strategy to add value?

This is the part many people never see, but it's where successful investments are built.

The goal isn't to buy more property. It's to make better investment decisions, consistently.

The best investment opportunities may not look impressive on day one, but they create the biggest returns.

One example is this Binns Road project.

I acquired it post-auction for £65,000, invested £18,000 into the refurbishment and associated costs, and created a cash-flowing serviced accommodation.

Final valuation was £135,000.

That's a £52,000 uplift, created through the right strategy and disciplined ex*****on.

This is the approach I still use today: find overlooked opportunities, add real value, and structure deals that work for investors.

So this happened on one of my projects...

I got a call from the neighbour next door who thought our renovation had caused a leak into their property.

Turns out it wasn't coming from us at all.

It still meant delays, extra work, and another problem to solve.

That's property development. You don't just build. You deal with whatever the day throws at you.

Finally... it's photoshoot day. 📸

It's a bit surreal seeing this project at this stage.

A few months ago, this was just a commercial building. Today, it's been transformed into a 6-bed HMO, and we're wrapping up the final photos.

This project has definitely stretched me. Every development comes with its own challenges, and this one was no different, but that's also where the learning happens.

I'm looking forward to sharing the professional photos because I'm really proud of how it's turned out.

If you've ever thought about investing in property, or you've looked at commercial buildings and wondered "Could that actually become something?" that's exactly the kind of project I love working on.

The scaffolding is down, furniture is arriving, and you can finally see the vision coming together.

It's been a great project to bring to life, and we're now into the final stages before completion.
