We’re less than a fortnight away of our next 6-Bed HMO being ready for tenants and this last part of the build is where plans come to life.

Watch us make a house a home for some lovely young professionals in Derby.

Man am I glad it’s the school holidays!

Starting a property business whilst working full time is crazy at times, but we had the right training, coaching and support in our first builds.

So now doing a back to brick refurb, whilst working full time feels so doable…we’re doing two at a time. 😝

Thankfully the pinch point of completing the build, staging, photographing and handing over to agents, oh and refinancing, has fallen in the school holidays. So we’ve timed it perfectly.

Now….what flavour cake shall I make? 🎂 hahaha!

TRANSFORMATION!

Only stage one to two, a property goes through so many transformations, a white wash makes a room feel livable again, from building site to box.

Second fittings bring the room to life, staging makes it a home.

I love all the stages as you know, quality build and quality planning creates quality homes.

And all that Jazz…..Project Mitchell is 4 weeks from staging and photographing, I’m excited to see how it turns out.

Deep in fixtures, fittings and furniture ordering, (which is a fabulous dopamine high for me haha).

But at the end of the day, it’s all about creating something special, raising the value, and giving tenants a home they LOVE ❤️

It’s only when you look back that you get some perspective of how far you’ve come!

This project is our biggest in terms of square meters, we’ve stuck to 6 beds but made them nearly all studios, with a kitchenette and an en suite. These rooms will feel like a one bed flat, meaning our rents stay high and voids stay low.
