BRRR in L13…..

Finally had a minute to upload the pictures from the completed refurb in Windsor Road.

I wanted to complete this refurb in a little over 8 weeks and for a budget of £20k. It had a few hiccups but I’m really pleased with the finish and for once the dreaded valuers didn’t ruin it!

PP: £114,000

Refurb: £23,700

ReVal: £210,000 🎉

Rent: £1500 pcm

I’ve been able to pull all the money back out and make a cash profit of £25k!!! + £55k in equity.

It’s been a while since I’ve had a property this successful, weirdly it’s added more pressure to see if I can do it again back to back.

The Refurb took 10 weeks in total, but given that I took a month long holiday to Spain I am overjoyed with this.

The tenant is now in so I’m back to the villa in Spain for a recharge and to start looking for our next project.

Times like this make property the best job in the world!

Part way through our latest BRRR project, it suddenly hit me that within a few weeks i was about to turn 40. Seriously. 40? How did that happen?

So I took a breath and thought about what it meant, where I was in life and where we were with AMT.

I scaled down the refurb to the trusted tradesmen who didn’t need me to be there.

Damp and floor issue had been sorted, including the new plastering, and the cellar had been excavated and tanked and the front step secured and re-concreted

Then I booked flights to Spain with family.

Today I booked flights back home for later this week feeling refreshed, ready to go again and happy in the realisation that by 40 I’m in a place that I wouldn’t have dreamt possible when we began.

Life may not have begin at 40, but you know what?
It’s a great place to take the next step.
