A big agency can lose your sale and barely feel it. There’s another branch, another month, another number to hit. I can’t do that.

There’s one name on the board outside your house and if I get your move wrong, the people who hear about it are the people I’m stood behind in the Co-op or Sainsbury’s on Saturday.

That’s not a sales line, it’s just how the maths works when you are the business.

Every valuation I give has to be one I can still defend in six months. Every promise about ringing you back has to be one I can keep on a Friday at half four when three other things have gone sideways.

The reach behind me finds your buyer, and that takes a national brand and proper money. What I bring is the bit you can’t buy in. I have to live with the result, in the same postcode L23, for years.

There is a lazy myth in this industry that selling a home is just about getting it onto the big portals and waiting. Upload the photos, set the price, let the algorithm do the rest. If only it were that simple.

A portal is a noticeboard. It shows your home to people who are already looking. It does not negotiate when the offer comes in soft. It does not hold a nervous buyer together when the survey gets twitchy. It does not pick up the phone at eight on a Tuesday when your chain wobbles. That is what a person does.

I have a sale going through now with first time buyers excited about their first home they own together, I’ve held their hand every step of the way and where the surveys language is scary we go through it to explain in plain English what it means, their response Laura were so glad we found a house you’re selling we feel so lucky. The vendors experience is whenever they call me they speak to me and we discuss the next steps. Completion is merely weeks away and both parties love their experience.
