⛳ A Garden Room Turned Into a Golf Simulator
One of our recent customers requested our help to gain permissions for a garden room that would be transformed into a full golf simulator setup — giving him a private, weather‑proof space to practise his swing all year round. It’s a brilliant example of how versatile these buildings can be, and how a well‑designed garden room can make your hobby even more accessible.
🏡 Do You Need Planning Permission in Scotland?
In many cases, you don’t need planning permission for a garden room in Scotland, as long as it meets certain criteria. The key rules include:
- The building must be single‑storey
- The eaves height must not exceed 2.5m within 1m of a boundary or 3m out with this zone
- The overall height must not exceed 4m for a dual‑pitched roof or 3m for any other roof type
- It must not take up more than 50% of your garden ground
- It must not be used as a separate living accommodation
- If your home is in a conservation area, national park, or is listed, additional restrictions may apply
If your garden room falls outside these limits, you may need to apply for planning permission through your local Scottish council.
Although garden rooms often don't require Planning Permission IF they fall within the criteria above, they may however require a Building Warrant when the floor area exceeds 8sqm. If you are unsure, please feel free to get in touch to discuss. Any works that are deemed to be non compliant can attract enforcement notice from Local Authorities and substantial fines.
