Market insight📈.

The average house price in the UK rose to £268,319 in February, a 5.4% year-on-year increase, the highest rate since December 2022.

Terraced homes led the way with 6.2% growth year-on-year, reaching an average price of £225,486. Semi-detached homes follow closely behind with 6.1% annual growth.

On the other end of the scale flats saw the most muted growth, but still in solid positive territory, at 3.0%. Lower borrowing costs compared to last year and a growing interest in outdoor space, parking, and EV charging have boosted demand for larger homes.

UK consumers are projected to shell out £2.3 billion on Easter goodies, with over 40% of shoppers egg-specting to spend more than last year.

That’s the eggquivelent of 8,565 average priced homes at £268,548.

Shoppers planned to spend an average of £124.75 this easter, which is £12.35 more than last year on average.
Cadbury’s Creme Egg remains the UK’s best-selling Easter egg, with the Bournville factory producing up to 1.5 million Creme Eggs daily.

Market insight📈.

A bright spot in the otherwise rather gloomy Spring Statement (the economic growth forecast was halved to 1% for 2025) were new numbers from the Office for Budgetary Responsibility (OBR) on housebuilding.

The OBR modelling suggests that government reforms to planning policies last year will have a ‘material’ impact on housebuilding numbers.

Their forecasts suggest that housebuilding levels in the UK could rise to more than 305,000 by 2029. This is a slow process and it will take time for planning reform to reach through to delivery of new houses. The forecasts did show that housebuilding levels will fall further before they improve.

Housebuilding levels in 2024 were around 244,000. The prior peak was just ahead of Covid in 2019 when housebuilding reached 287,000. The 2019 level is the highest in at least the last 15 years.

The OBR highlighted that these reforms were a welcome offset to the negative impact of higher build costs and interest rates.
