‘I am a landlord with HMO’s in Luton, Beds. I recently decided that I would switch them onto a rent to rent arrangement. I met up with several potential partners who all expressed a wish to take the properties on. Of all the people I met with, Ray Charles were by far the most professional. They were easy to deal with, attentive, responsive and made the transition period pain free. Negotiations around the contract, which could have been labored and drawn out were smooth and quickly completed.

They have now been managing the properties for a few months. They offer the full management lettings service including tenant find, reference checks, AST, rent collection, licicence renewal etc. while offering me a guaranteed rent. I could not be happier with the service. It is far better than anything I was expecting and I think a real indication as to how well they manage the houses and tenants is the fact that not one tenant has left since Ray Charles took over from me.

I would thoroughly recommend Ray Charles management services to anyone who is looking for a property management service.’

‘My stay was only a short term tenancy, but I experienced great care throughout my time there.

Check in: They provided me with all the details promptly, and were accommodating in all of my requests. They even asked my preferred room set-up (between a larger chest of drawers or a smaller with with a desk and chair). They were very helpful from initial property search to finalising the move and checking into the room.

Maintenance: This can be a tricky one to comment on when nothing happens. However, the winter of 2022-2023 happened to be a particular tough one for the country, and unfortunately the heating for the house failed to stop one night. We messaged the property manager late at night and they quickly responded highlighting this as an urgent issue. They very quickly arranged for a fix the very next day, ensuring we had heating within 24 hours of the initial issue.

Customer Service: The kitchen was very well equipped with everything that you may need. Everyone had their own cupboard complete with cups, plates and bowels. Items such as pots and pans, cutlery were all provided as well as a shared resource. Plenty of room in the fridge. The manager allowed us to send any messages at any time of day, where we received responses beyond usual working hours which I feel is above and beyond baseline service requirements. This shows a commitment to the wellbeing and happiness of their tenants.’

I thank you guys again for the stress free stay that I experienced!

‘I needed accommodation for my hospital placement, I received prompt responses (viewing, tenancy contract, deposit, move in/out instructions, etc.) throughout the duration of my tenancy. There were minor issue regarding the carpet of the room I was renting at the start of my tenancy, which was dealt with swiftly. FIRE DOORS – INFORMATION FOR TENANTS

What is a Fire Door?

A fire door is a door which is both fire-resistant and closes automatically with a door closer. Fire doors prevent fires from spreading quickly around a property by providing a fire-resistant barrier between areas of the home. They’re designed to keep the fire at bay for long enough to give all the occupants of a property the time to escape in the case of a fire. All doors which lead to an exit of a room are fire doors, including your bedroom door, kitchen doors and hallway doors.

Tenant Information on Fire Doors

All tenants need to familiar themselves with the following information on fire doors within the house.

- fire doors should be shut when not in use

- tenants or their guests should not tamper with self-closing devices on fire doors

- tenants should report any fault with, or damage to, fire doors immediately to the Responsible Person

How to Report a Fire

Dial 999 or 112 and state the correct address to give to the fire and rescue service. In the case of a fire, follow the emergency fire exit evacuation strategy for the house located in your bedroom and on the notice board.
