Dear Investors, 📉 ground rent landlords might want to sit down for this one...A cap could be arriving sooner than expected 💷

The government is expected to accelerate plans to cap ground rents at £250, with the measure now likely to be introduced in late 2027, a year earlier than previously anticipated.

The revised timetable follows growing pressure from Labour MPs and recommendations from the Housing, Communities and Local Government Committee, which recently urged ministers to implement the reforms as quickly as possible.

The proposed cap forms part of the Government’s wider programme of leasehold reform and is intended to reduce costs for leaseholders facing ongoing ground rent liabilities.

A draft Bill was published in January, with final legislation expected to be introduced before Parliament rises for the summer recess in July.

If enacted, the changes would affect millions of leaseholders across England and Wales and represent one of the most significant interventions in the leasehold sector in recent years.

A spokesperson for the Ministry of Housing, Communities and Local Government said the reforms are expected to save leaseholders thousands of pounds over the lifetime of their leases.

Reform details
Under proposals in the forthcoming Commonhold and Leasehold Reform Bill, ground rents will be capped at £250 per year before reducing to a peppercorn rate after 40 years. Ministers are expected to reject calls to shorten the 40-year transition period, citing concerns that doing so could increase the risk of legal challenges from freeholders.
