From May 2026, the Renters’ Rights Act will reshape how rental properties are managed in the UK.

🔁 All tenancies become rolling (no fixed terms)
❌ End of Section 21 “no-fault” evictions
📅 Tenants can leave with 2 months’ notice
💷 Rent increases limited to once per year (with formal notice)
⚖️ New landlord register & ombudsman coming
👉 In short: less flexibility, more structure — and a greater focus on compliance and tenant management.
