A few months ago, I e-met a young investor from Sweden who had just booked his first property in Oman. The marketing pitch was compelling — “Early-bird pricing, high future returns, limited availability!”

He was excited. But when I asked him a few simple questions — “Do you know the developer’s past track record? What stage is the infrastructure at? What’s your exit plan?” — his confident smile......
