Property addresses and personal names are increasingly being misused at Companies House.

Recent reports revealed that multiple companies worth billions were registered to a single residential address — without any legitimate connection to the property.

At Title Guardian, we protect against exactly these risks.
We monitor:
- Your property address for unauthorised company registrations-- Your personal name for suspicious activity elsewhere

If something doesn't look right, you’re alerted immediately — giving you the chance to act before fraud causes real problems.

Protect your property. Protect your name.

Two years ago, over Easter weekend, Paul Jones lost almost £400,000.

He thought he’d bought a home. In reality, he’d been scammed by a fraudster who rented the property, changed his name by deed poll, obtained ID, and passed all the standard checks.

The sale completed the Thursday before Easter. By Tuesday, he found out the truth: the real owner hadn’t sold a thing.

There’s still no resolution.

We are sharing this again today because this is exactly the kind of fraud Title Guardian Protect is designed to catch — before it happens.

Don’t wait to be told it’s not your house anymore.

Two brothers. One house. A devastating family betrayal.

While their mother was visiting Pakistan, two Nottingham men forged her signature, secured a mortgage in her name, and transferred ownership of her home—without her knowledge.

By the time she returned, the house was no longer legally hers. And years later, it still isn’t.

At Title Guardian, we monitor properties daily so owners are alerted to unauthorised changes before it’s too late.

🚨 Property Fraud in the UK: A Growing Threat 🚨

Did you know that property fraud cost victims £3.5 million in 2020 alone? Criminals are using stolen identities, forged documents, and fake transactions to steal homes and commit mortgage fraud across the UK.

From title fraud to mortgage scams, no property is safe—especially vacant homes or those without a mortgage. Cases like the Luton identity theft and the Kensington mortgage scam highlight just how real the risk is.

💡 How to Protect Yourself:
✅ Sign up for the Land Registry’s Property Alert service for real-time updates.
✅ Verify identities during any property transaction.
✅ Consider title insurance for extra financial protection.

Staying informed is the best defence. Don’t wait until it’s too late!

Imagine winning a property at auction, paying £7.5K… and then finding out the seller didn’t even own it.

This actually happened. The buyer’s money is gone, and Action Fraud is now investigating.

Fraudulent property sales are on the rise, and auctions can be a high-risk environment. So, how can you protect yourself?

Auction Safety Tips:
- Verify the seller's ownership with HM Land Registry.
- Review legal documents carefully - missing details are a red flag.
- Use property fraud monitoring with Title Guardian to catch suspicious activity.
