5 things that quietly add value to a home without building an extension. And most of them cost far less than sellers expect.

The assumption in property is that value comes from big ticket improvements. Loft conversions, rear extensions, full kitchen renovations. Sometimes that is true. But the buyers I work with across Hackney and Walthamstow are often more influenced by something less dramatic and more fundamental. Reassurance that the home has been genuinely looked after.

Here is where that reassurance comes from most consistently.

Kerb appeal.
Buyers on streets across E5, E8 and E17 are forming opinions before they reach the front door. A freshly painted front door in a considered colour, clean windows, a tidy path and a front garden that looks intentional rather than accidental. These things cost very little and signal everything. With London stock the highest since 2010 per Rightmove, a home that stands out from the street has a genuine competitive advantage.

Modern lighting.
Dated light fittings quietly drag a property downmarket in a way buyers feel without being able to articulate. Updated fittings throughout cost an afternoon and a modest amount at a trade counter and transform how a home feels and photographs. It is one of the most consistently underestimated improvements available to a seller.

Storage solutions.
Buyers in Hackney and Walthamstow are almost always coming from smaller homes or flats and storage is front of mind even when it is not mentioned directly. Built-in shelving, understairs storage, well organised wardrobes. These additions make a home feel more generous than its square footage suggests and buyers notice.

Energy efficiency.
With energy bills still a major concern and Andy Burnham's government pushing green policy, buyers are increasingly factoring running costs into their decisions. Loft insulation, cavity wall insulation, a newer boiler. These improvements strengthen the EPC rating, reduce running costs and tell buyers the home has been maintained with an eye on the future.

General maintenance.
This is the most unglamorous entry on the list and arguably the most important. Fixed gutters, working sash windows, a gate that closes properly, grouting that is not crumbling. Buyers read visible maintenance as a signal about everything they cannot see. A home where the small things have been looked after consistently generates more confident offers than one where they have been ignored.

The absolutely camp tend to be people who can see past the surface. They walk into a tired Victorian terrace in E5 or E8 and see the bones. The ceiling height, the original fireplaces, the layout that just works. They are not put off by dated kitchens or old bathrooms because they know exactly what they would do and they want to make it their own. They are also usually buying with the long game in mind.

The no chance camp have either done a renovation before and know exactly what it actually costs in money, time and sanity. Or they are at a point in life where they simply want to move in and get on with things. A home that is ready from day one is not a compromise for them, it is a requirement.

Both are completely valid. And both buyer pools are active in Hackney and Walthamstow right now which is genuinely useful information for sellers trying to understand who their home will appeal to.

This might sound counterintuitive. But the sellers who achieve the strongest results in Hackney and Walthamstow are almost never the ones who decided to sell on a Tuesday and had a board up by Friday. They are the ones who gave themselves enough time to do it properly.

Here is what proper preparation actually looks like when you have a few months rather than a few days.

With London stock at its highest since 2010 according to Rightmove, the homes generating genuine buyer interest right now are not necessarily the most expensive or the most renovated. They are the ones that feel right from the moment a buyer walks in. Here is what creates that feeling on a budget.

Fresh paint.
A neutral coat throughout is probably the single highest return pre-sale investment a seller can make. It makes every room feel brighter, cleaner and larger. It removes the mental calculation buyers make about what they would need to change. A tin of Farrow and Ball and a weekend is all it takes to transform how a Hackney terrace or Walthamstow semi photographs and presents in person.

Garden tidy.
Autumn has arrived in East London but outside space still matters. Cleared, cut back and with a few simple plants added where needed, a garden that felt tired can feel genuinely inviting. Buyers walking up Chatsworth Road or Median Road are forming opinions before they reach the front door.

I ask this question a lot and the answers are always more revealing than people expect.

Some people say a south facing garden without hesitating. They have lived without one, they know exactly what it costs them every summer and they are not compromising again.

Some say a proper home office. Not a corner of the bedroom or the kitchen table with a backdrop that fools nobody on video calls. An actual room with a door that closes. Since working patterns shifted that answer has come up more than almost any other in viewings across Hackney and Walthamstow.

Why buyers love simple homes. And why it is one of the most misunderstood things in property.

Simple does not mean bare. It does not mean cold or characterless or stripped of everything that makes a home feel lived in. It means uncluttered enough that a buyer can walk in and immediately start picturing their own life there rather than navigating around someone else's.

This comes up constantly in viewings across Hackney and Walthamstow. A buyer walks into a beautifully decorated home, clearly loved and carefully styled, and something quietly does not click. They can see the seller's life in every room. The personal photos, the specific taste in furniture, the bold colour choices that work perfectly for the people who live there and make it harder for anyone else to see themselves in the space.

Compare that to a home that has been thoughtfully simplified before going to market. Neutral tones, clear surfaces, furniture that defines the space without filling it. Every agent knows there is no such thing as a quick viewing.

It starts at fifteen minutes. Then the buyer asks if they can see the garden again. Then they want another look at the loft. Then they are standing in the second bedroom measuring it with their arms outstretched for the third time. Then their partner wants to walk through the whole house again from the beginning to check the flow.

Forty-five minutes later everyone is standing on the pavement having a full debrief about the EPC rating, the proximity to the Victoria Line and whether the third bedroom is really a double if you angle the bed correctly.

And honestly? I would not have it any other way. Because the buyers who take their time, who go back through rooms twice and ask every question they can think of, are the buyers who are genuinely considering the property. They are the ones who call you back.

After 25 years of viewings across Hackney and Walthamstow I have learned that a long viewing is almost always a good sign.

5 myths people still believe about selling property. And every single one of them costs sellers money.

Property advice gets passed around for years, picked up from parents, from neighbours, from that one friend who sold a flat in 2018 and has been an expert ever since. Some of it is useful. A lot of it is not. Here is what I hear most often across Hackney and Walthamstow and what I actually think.

You should always price high.
The logic makes sense on the surface. Start high, leave room to negotiate, see what happens. The reality is that buyers in E5, E8 and E17 have been watching Rightmove for months. They know what has sold on your street. An overpriced home does not attract negotiation. It attracts avoidance. And with London stock at its highest since 2010 according to Rightmove, buyers have options. They will simply move to the next one.
Spring is the only good time to sell.
Spring is a strong market. It is not the only market. Serious buyers exist in every month of the year and autumn in East London has historically produced some of the most motivated and decisive buyers of the year. The sellers who wait for spring often find themselves competing with everyone else who waited for spring.
Every renovation adds value.
Some do. Many do not fully recover their cost at sale. A Β£25,000 kitchen installed to your taste is not automatically worth Β£25,000 more to a buyer who would have chosen something completely different. Spend smart, not emotional.
The highest offer is always the best.
Chain position, mortgage status and proceedability matter as much as the number. A slightly lower offer from a cash buyer with no chain is often a significantly better outcome than a higher offer from someone who has not sold and has not arranged their finances.
You need a perfect home to sell.
Buyers expect to personalise. What they do not expect is a home that feels uncared for or a listing that undersells what is genuinely there. Clean, honest and well presented consistently outperforms perfect.

In East London this question carries real weight because you genuinely have both on offer. The Victorian terraces on Chatsworth Road and Median Road with their original fireplaces, bay windows and high ceilings. The character home camp will tell you that you cannot replicate period features. The proportions, the craftsmanship, the sense that a home has a story. They are right.

The brand new camp will point to the warranties, the energy efficiency, the fact that nothing needs doing. Also right.
