Renters Right Act - May 2026

* Section 21 abolished - No-fault evictions removed (replaced by strengthened Section 😎
* Pets allowed - Landlords can no longer impose a blanket ban
* Tenancy agreement - Rolling not Fixed (tenants give 2 months' notice)
* Rent transparency - Can not accept offers above asking price of rent
* Fair access rules - Can no longer refuse tenants with kids or on benefits
Upfront payments capped - Maximum of 1 month's rent in advance
* Use a Limited Company - For tax efficiency and protection
* Rent Guarantee Insurance - Up to 24 months
Letting Agent - a good one is essential
