FOR SALE | 3 BED END OF TERRACE HOUSE | Β£350,000 | BASILDON SS13

There is a downstairs WC and a utility room with a washing machine and dryer, then three bedrooms and a family bathroom upstairs.

SOLD STC | Hillcrest Road, Hornchurch | RM11

Another one agreed. A three-bedroom house on Hillcrest Road, sold subject to contract.

"Subject to contract" is the phrase sellers hear most and understand least.

It means an offer has been accepted and the sale is moving β€” but until contracts are exchanged, nothing is legally binding on either side. Either party can still step back. That is not a flaw in the system, it is simply how buying and selling works in England.

What keeps a sale on track is rarely luck. It is both sides answering their solicitors quickly, having ID and proof of funds ready, and being told plainly what happens next so nothing comes as a surprise.

Know the stages before you accept an offer, not after.

Thinking of moving this year? We'll tell you where you stand β€” free, no obligation.

Or thinking of selling? We do it for 1%.

FOR SALE | 3 BED SPLIT-LEVEL HOME | Β£475,000 | CRICKLEWOOD NW2

A three-bedroom split-level home on Cricklewood Lane with over 1,000 sq ft across two levels, set well back from the road behind a substantial front garden.

The reception is the standout room: high ceilings, a large bay window and space for both a sofa and a dining table. The kitchen is separate and fitted, with white units, a gas hob, an oven and space for a washing machine. All three bedrooms are doubles, and there is a family bathroom with a shower over the bath plus a separate guest WC.

How far is Cricklewood Lane from St Pancras? Cricklewood Thameslink is moments away, with direct trains to St Pancras in around 13 minutes and on to Farringdon.

Outside there is a generous private garden with a paved terrace and lawn, and off-street parking. Share of freehold, with a 999-year lease from 2017. EPC D. Call us to book a viewing.

The countdown on an empty home in England is about to get four times shorter. After six months empty, the
council will be able to apply to take over running it β€” down from two years. The government confirmed it on 27 September.

It's called an empty dwelling management order. You still own the home, but the council manages it and
lets it out, for up to seven years. And councils will no longer have to prove anti-social behaviour or
local support before they apply.

Who's protected? A home that's genuinely on the market for sale or to let. An owner who's in care, or
caring for someone else. And after a death, the clock only runs out six months after probate is granted.

So if you've got an inherited house, a flat between tenants, or a place you've moved out of β€” don't let
the clock run. Sell it, let it, or have a clear plan.

Got an empty home in Hornchurch, Essex or anywhere in the UK and not sure what to do with it? Call us on

SOLD STC | Inglesham Walk, London | E9

Another one agreed. A three-bedroom bungalow on Inglesham Walk, sold subject to contract.

"Sold STC" is the most misunderstood sign in property, so here is what it actually means.

An offer has been accepted. That's it. In England nothing is legally binding until contracts are exchanged β€” until then the buyer can walk away, and so can the seller.

That gap is where sales fall apart. A survey turns something up, a mortgage valuation comes in short, a chain somewhere further down breaks.

What keeps a sale together is speed and paperwork. Pick your solicitor before you go on the market, fill in the property forms early, and have your documents ready before anyone asks for them. Every week saved is a week with less time for something to go wrong.

So if you see "Sold STC" on a house you loved, it isn't over β€” and if you're the seller, it isn't finished either.

Thinking of moving this year? We'll tell you where you stand β€” free, no obligation.

Or thinking of selling? We do it for 1%.

Making Tax Digital isn't new, but the bill for it is only just landing. Landlords earning over
Β£50,000 a year in rent now have to keep digital records and send HMRC an update every three
months β€” and the average cost in year one is Β£1,778, almost all of it just admin time.

Here's the catch nobody mentions: one in three of the software products on HMRC's own approved
list can't actually file the final tax return yet β€” only the quarterly updates. Check before you
sign up, not after.

This tax year, a missed quarterly update isn't fined β€” but miss the final return, and it's one
penalty point. Hit four, and it's a Β£200 fine β€” then Β£200 every time after that.

If you're a landlord in Hornchurch or anywhere else in Essex and you're not sure where this leaves
you, call us on 0203 583 1311 β€” we'll talk it through, free, no obligation. And if you're thinking
of selling instead, we do that for 1%.

Twenty-eight days. That's how long a landlord in England now has to answer, in writing, when a
tenant asks to keep a pet. Since 1 May, under the Renters' Rights Act, a landlord can't say no
without a fair reason.

Renters β€” ask properly. Put it in writing and describe the pet: what the animal is, how big it is,
and how much room it needs. Your landlord can ask for more detail; once you send it, they get seven
more days, or whatever's left of the 28, whichever is later. Ignore that question and they don't
have to decide at all.

Landlords β€” a fair no can look like this: another tenant has an allergy, the flat is too small for a
big dog, the animal is illegal to own, or you're a leaseholder and the freeholder doesn't allow pets.
What usually isn't fair: simply not liking pets, a past tenant's dog that damaged the place, or a
general worry about damage one day. Refuse on that and the tenant can complain to you or go to court.

Protect the property the right way: answer in writing and give your reason. If a pet does cause
damage, the repair cost can come out of the deposit β€” just never claim the same damage twice.

Renting or letting and not sure where you stand? Ask us β€” completely free. And if you're thinking of
selling, we do it for 1%.

Six point four percent. That's the average rental return landlords are getting in Greater London
right now β€” the lowest anywhere in the country.

A buy-to-let lender's new figures put the national average rental return at seven point nine percent,
up from 7.5%. Outside London, it's even better β€” Yorkshire and the North East both pay over nine percent.

Here's why: that return is simply the yearly rent as a percentage of what the property's worth.
London rents are higher β€” but London prices are far higher still, which is exactly why the number
comes out so much lower here than everywhere else.

And yet that lender's landlords aren't pulling back. Among its borrowers, the average portfolio has
grown to eighteen properties this quarter, up from twelve a year ago β€” and landlords with four or more
now make up two-thirds of its applications. Our read? The money is following the numbers, out to
where the same pound buys more rent.

If your London stock's return doesn't add up any more, run the numbers properly before you decide
anything.

Thinking about what your rental property is actually worth right now? Ask us β€” completely free, no
obligation. And if you're ready to sell and reinvest, we do it for 1%.

Up to Β£70,000. That's how much extra inheritance tax one line in your will can cost your family β€” and
most people never know it's there.

Here's how it works. Everyone can pass on Β£325,000 tax-free. Above that, the tax is 40%. But there's a
second allowance just for your home β€” another Β£175,000 (for estates under Β£2 million). That takes you
up to Β£500,000, and a married couple or civil partners up to Β£1 million.

The catch almost nobody knows: that home allowance only works if your home goes to your children or
grandchildren. Stepchildren, adopted and foster children count too. Leave it to a niece, a nephew, a
brother or a friend, and that Β£175,000 is gone. At 40%, that's up to Β£70,000 more tax.

And these allowances are frozen until April 2031, while house prices keep climbing β€” so every year,
more ordinary family homes get pulled in.

So check who your will actually leaves your home to. And know what your home is worth today, because
your home is usually the biggest part of your estate. Tax rules can change, so always check your own
figures with a professional.

Want to know what your home is worth? We'll tell you β€” completely free, no obligation. Or thinking of
selling? We do it for 1%.

Six percent. That's almost exactly what the average two-year mortgage fix costs this week β€” the
highest since June 2024.

On a Β£250,000 mortgage over 25 years, that's about Β£1,600 a month. Β£165 a month more than in February.

Here's the part that worries me. When a fixed deal ends and you do nothing, your lender moves you
onto its standard variable rate β€” the average right now is 7.13%. On that same mortgage that's
roughly another Β£180 a month. Over Β£2,000 a year, for doing nothing.

The rule most people never use: if your fix ends in the next six months, you can usually lock in a
new rate now. Rates climb, you're protected. Rates fall before your deal ends, you can often switch
to the cheaper one. And your rate depends on what you owe against what your home is worth β€” if your
home has gone up, you could drop into a cheaper band.

Want to know what your home is worth today before you remortgage? Ask us β€” completely free, no
obligation. And if you're thinking of selling, we do it for 1%.

Rates change every week β€” speak to a qualified mortgage adviser about your own deal.
