35-37 William Road, Camden - Residents won Rent Repayment Order -
According to report and evidence, Global Guardians Management signs a "Property Protection Proposal" with the landlords. The properties are advertised on flatsharing websites and also newsletters. After attending a viewing, the prospective residents are asked to sign/return agreements within 24 hours. The prospective residents then asked to pay deposits to Global 100 ( GGM claims of a intercompany relationship with G100 but does not provide any financial evidence to support this). It has been reported that deposits are not protected. A guardian reported that GGM staff A.A shared with justice authorities that they had 15000 property guardians which makes a huge amount of deposit money. GGM / G100 are property management companies so why exempt from protecting the deposits?

The residents from 35-37 William Road ( Camden) recently won a Rent-Repayment-Order as GGM failed to obtain an HMO license. ( the property is owned by Euston One Limited, managed by Global Guardians Management (in partnership with MBU Capital))

If you are a property guardian and the property you live is not compliant with the health & safety ( fire, electrical,structure, asbestos,rotting,moulds..etc) housing standards, please get in touch with us.

We campaign to stop landlords taking advantage of property guardians' scheme to avoid their responsibilities of health&safety (** there are media reports about hazardous properties owned by councils that are offered under property guardianship scheme. It is the councils duty to enforce health and safety. )

In the media it has been reported numerous times that some landlords offer hazardous properties under property guardians scheme.( in the media it is reported some councils are the landlords of properties offered as property guardianship).

SHOCKING UPDATE!!!

We recently found 2015 September Building Survey of this property that was submitted recently with a planning application by Hackney Council.

You can read it on our website in the below link; there are remarks about asbestos , rot, structural issues. Hackney Council signed the agreement with Global Guardians Management on August 2015 so they were aware about the true state of the property which does not look safe in the 2015 Building Survey. But they went ahead with it and prioritize financial income over Health & Safety. And they hid the true state of the property from us. Why did the Council consciously choose to go into an agreement with Global Guardians Management although they had the 2015 September Building Survey? It was reported on the news - published on The Guardian- that the tender was awarded to Global Guardians Management.



We are property guardians and we are interested in finding out how the property guardians feel about the property they live-in and how the rules and regulations can be improved for the health& safety of the guardians.

Welcome to Property Guardians Act !

It has been 10 of us, artists, living in Hackney at a Hackney Council owned property as property guardians since 2015 September. Following our experience of neglect and disrepair, which posed a threat to life risk when our property was flooded from the roof to the ground floor. We raised our voices against the situation and we were served a notice to quit. We found out that the property is not HMO Licensed, the management company Global Guardians Management told us that since the property is owned by the council, it does not need to be HMO licensed. Then we asked for an independent company to perform an HMO and Fire Safety survey; the outcome was that the property was not compliant with Fire Safety Regulations and it was not compliant with HMO regulations. We made "Freedom of Information" requests asking about the surveys and assessments from the past years. Our requests have not been answered for over four months. An ICO decision notice is filed that writes that Hackney Council " breached section 10 of the FOIA in respect to both requests."

As a result of experience, we believe the rules and regulations that protect the health & safety and the legal rights of the property guardians must be protected and improved.
