🐾 Relocating with Pets 🏠
Did you know that most of the pet owners in the UK have experienced difficulties in finding pet-friendly accommodation? There are several reasons for this, so let’s find out why:
1. Limited availability of pet-friendly houses due to concerns about potential damage, noise, or allergies among future tenants.
2. Higher costs of accommodation because of additional fees or a higher security deposit to cover potential damages caused by the pet.
3. Breed and size restrictions can further limit the available options for pet owners. Unfortunately, larger breeds may be entirely excluded from consideration.
4. Liability concerns if a tenant's pet injures or causes discomfort to the neighbors.
5. Maintenance and cleanliness of the living environment can raise concerns about the property's condition for future tenants among some landlords.
Repit’s Tips:
1. Know the Law 📜: In January 2021, the government published a revised Model Tenancy Agreement, which includes a clause that landlords should consent to tenants having pets unless it is unreasonable for them to do so. However, tenants will continue to have a legal duty to repair or cover the cost of any damage to the property.
2. Create a Pet CV 📋: Writing up your pet’s CV with references from your vet and previous landlords can help a lot when negotiating the terms. Also, you can ask to insert additional terms into your tenancy agreement where any damage caused by your pet would be your responsibility before moving out.
