After a brief hiatus from social media, I'm thrilled to share a momentous update with all of you. The past months have been a whirlwind of transformation as we've successfully converted two houses into purpose-driven Care Homes.

Allow me to shed light on one of these remarkable journeys, beautifully captured in the image below. It began with securing the trust of a visionary investor, a partnership built on shared dreams. Through meticulous planning, we navigated the intricate path of approvals, meticulously renovating every corner to create a haven of comfort and care.

But the story doesn't end there. We orchestrated a meeting of minds with a local Care Company, experts in nurturing and safeguarding children. Their commitment to providing a nurturing environment aligned perfectly with our vision. Now, as sunlight streams through the windows of this rejuvenated home, it's not just walls that stand tall; it's a fortress of hope for young lives.

The joy is palpable on all fronts. Our investor, with a 10-year secured lease, stands as a testament to the power of thoughtful investments. And in the embrace of our local Care Company, a sense of purpose flourishes as they welcome their newest charges.

Meet our builder Ivan.
We purchased a property to convert into a Children’s Home. Before submitting the planning application I’d knocked on all the neighbours doors to inform them on what we were doing. Letters were left for those I wasn’t able to talk to. Ivan was one of those neighbours who read my letter.

He called me one evening and we got talking about our plans. At the time I had a few builders quote me for the refurb, Ivan offered to quote.

We are now 1 week away from completion. Ivan was considerably cheaper and not only that, he has experience working on properties for Supporting Living Providers.

He’s been a valuable member of the team and has helped us tremendously. It’s not everyday you meet good honest people who align with your values.

Property Purchase Complete!

Builders underway helping us convert this beautiful house into a Children’s Home.

We have a few projects on the go - All Supported Living. We’ve been quite for a while but will share more projects moving forward.

Happy to say this should be completed and ready by mid November.

It’s been a lengthy process, many twist and turns but we’ve just had a planning approved for a children’s home!!

So happy with the outcome and thank the planning committee for allowing us to proceed….

There were a few objections from neighbours which was expected. We did our best to help educate them on the matter by knocking on doors, engaging with the community . Most concerns we were able to overcome through our direct dialog.

The Comitee were more than happy with our plans, more importantly they were aware that these services are much needed to help give these vulnerable children a chance.

The sad thing is a lot of these plans get rejected and with children being denied a chance to live a normal life like the rest of us.

THE EPC CHANGES WILL HAVE A HUGE IMPACT. LUCKILY TIME IS ON OUR SIDE...

New Rules Have Been Introduced Concerning Properties' Energy Performance Certificate (EPC) Ratings
It is a legal requirement to have a valid Energy Performance Certificate (EPC) when a building is sold, rented or constructed.

Your property's EPC needs to be available to potential buyers as soon as you start to market your property for sale or rent. This will inform people how energy efficient the property is, including any potential savings on fuel payments.

You must get an approved /accredited Domestic Energy Assessor to produce the EPC, which provides information about a property’s energy use and typical energy costs..

If you implement any of the energy efficiency recommendations outlined in your EPC, you may wish to get a fresh EPC done to include these improvements. Failure to have a valid EPC may result in a fine, although there are exemptions e.g. listed properties.

By 2035, the UK government will enforce new rules concerning properties’ Energy Performance Certificate (EPC) ratings, with all homes required to meet an EPC rating of C.

This is a major headache for those currently living in or hoping to buy a period property. Retrofitting older properties to ensure they’re more energy-efficient can result in major costs for these homeowners – particularly if renovations are started without careful planning.

Austin Barcley, Managing Director of Improveasy, offers his advice on the best ways to make your home more energy-efficient:

1. The highest volume of heat loss is through the walls and roof of a property so insulating first means that any heat generated is retained within the property for longer.

2. Many period properties were built using a solid wall construction type meaning the only way to insulate the walls is either internally or externally, as they have no cavity.

3. Both methods are very effective, but homeowners must consider the impact they may have on the look of their properties, especially houses with period features as they may either be lost or costly to retain.

4.When it comes to your roof, always ensure your loft is insulated adequately to 270-300mm, and if you have a ‘room in the roof’ instead of (or as well as) a loft, there is a system for insulating this area too.

5.You should also consider composite external doors; energy-efficient double or triple glazed windows even consider underfloor insulation (especially above an unheated cellar or basement) to get the best energy performance from your heating system.

It’s sad but evidently true. People put themselves first over the well being of vulnerable children.

It’s important we collectively educate ourselves on this sensitive topic to eradicate misinformation and discrimination.

The numbers of children in care are rising and may continue to do so.

May we see positive changes in 2022 🙏

Some did share their concerns which we were able to alleviate.

We have sourced a property which will be refurbished to a high spec to create a bespoke Children’s Home.

This will house children with complex needs who require specialist care and support within a residential home.

Our plannng application has been submitted which is now pending approval ✔️

Unfortunately Children’s Homes carry a bad stigma, our aim is to turn that around.

That’s why we’ve gone out of our way to write a letter to all neighbours informing them of our plans whilst introducing ourselves and our services.

It’s important the wider community understand the needs of children in care. We hope to irradiate any preconceived perspectives and help bring clarity to a highly sensitive subject.

Local Authorities have a statutory obligation to provide child care services and facilities.

Unfortunately they are overstretched and have a limited supply of good homes. Help from the private sector is much needed and that’s where we come in…..

We will hand deliver letters and speak directly to neighbours to hopefully get them behind our project of helping vulnerable children develop and grow in a caring environment.

If this much needed connection with us and the neighbours isn’t establish they may reject our plans out of fear and uncertainty.
