At Nikson & Co. Property Management, our in-house maintenance team were recently called out to one of the properties we manage following reports of ongoing damp issues.

After carrying out a thorough inspection, including checking areas up near the roofline, the team identified the root causes. There was significant deterioration in the external pointing, allowing moisture to pe*****te through the walls, along with a leaking roof joint above which was contributing to the problem.

Our maintenance team promptly carried out the necessary repairs—repointing the affected areas and resolving the roof joint leak—effectively stopping the source of the damp and protecting the property from further damage.

This is a great example of how having a proactive, experienced in-house maintenance team allows us to quickly diagnose and resolve issues before they escalate.

Big changes are coming for landlords under the Renters’ Reform Act 2025.

The Act will abolish Section 21 “no-fault” evictions, meaning landlords will only be able to regain possession under specific grounds. Fixed-term tenancies are also being replaced by rolling (periodic) tenancies, giving tenants more flexibility.

There’ll also be tighter rules on rent increases, new rights around keeping pets, and tougher property condition standards — including the Decent Homes Standard and stronger enforcement against damp and mould.
