House prices have fallen by 1% compared with a year ago - the first such drop since 2012, according to the UK's largest mortgage lender.
The Halifax, part of Lloyds Banking Group, said typical house prices in May were down £3,000 on a year ago, and £7,500 lower than their peak in August.
The lender, which itself is raising its mortgage rates, said higher borrowing costs were hitting "confidence".
Some mortgage rates have risen sharply in recent weeks.

It comes as lenders predict further rises in the Bank of England's base rate, owing to general price rises - as measured by inflation - staying higher for longer than previously anticipated.

"This will inevitably impact confidence in the housing market as both buyers and sellers adjust their expectations," said Kim Kinnaird, director of Halifax Mortgages, who added that housing demand was cooling.
"Therefore further downward pressure on house prices is still expected."

Under the government's new EPC legislation, commercial buildings that do not have an energy performance certificate rating of E or above are no longer able to be traded or leased. Set to evolve over time, the regulations will become stricter, with the minimum EPC rating rising to C in 2027 and B in 2030. This could see the level of regional rent at risk increase to £3bn and £4.8bn respectively, as legislation tightens.

The East of England is currently home to the strongest commercial real estate market with 44% of all investment opportunities already snapped up by investors, according to the latest research.

A study by debt advisory firm Sirius Property Finance, using data from Rightmove and Zoopla, has found the East of England is presently the most in demand region in Britain for both commercial property purchases and rentals.

The analysis revealed that 24% of all commercial lets in the area have already found tenants.

Sirius Property Finance attributed the high demand to low investment costs and high rental returns.

Across Britain as a whole, the average price of commercial real estate has fallen by 12.7% over the past year, while rents are up 4.9% annually.

Across the East of England, the average price of commercial real estate has fallen by 9.2% during this period, while the average rent is up by 19.3%.

The South West and South East are also in the top three for both commercial sales and rental demand, while the North East is the least in demand region.
