The turning point in the Spanish real estate market is a proven reality for its good sales indicators. It also shines in a European context, in which some countries still need to raise their heads after 2023, which is full of doubts. According to Eurostat data, sales in Spain rose in the second quarter of the year by 12.2% year-on-year. This fact places the country among the most dynamic on the continent. Specifically, this improvement is only surpassed by that of Luxembourg (26.3%), Hungary (21.7%), Denmark (13.3%) and the Netherlands (13%). Of course, none of these countries has a market equivalent in absolute terms to Spanish, as they all have much less population. The distance is remarkable compared with the most similar country in terms of population and of which Eurostat gives data (only contributions from 16 nations), France. Compared to the solid Spanish increase, double digits, in the Gallic country, sales decreased by 14.6% in the second quarter of the year.

For some people, renting or selling a house is an important source of income in order to face day-to-day costs. In fact, it is the alternative that many people have before properties inherited or purchased as an investment.

However, from 2030 this option will be complicated for certain homes, since only those that have, at least, an 'E' rating of energy efficiency can be sold or rented. This is reflected in the European regulation, which we explain below.

A regulation since 2013
Since 2013, Royal Decree 235/2013, of April 5, included the obligation to "make available to buyers or users of buildings an energy efficiency certificate that must include objective information about the energy efficiency of a building and reference values such as minimum energy efficiency requirements."

From that time on, the energy efficiency of the building was valued from letter A to G, with A being the best rating.
However, the European regulations will be, from 2030, more demanding on this issue, since only those properties that have, as a minimum, the 'E' rating can be sold and rented.

Spain suspends in energy efficiency
This new European regulation activates the alarms of a large number of owners in Spain since, according to a study by the Real Estate Credits Union (UCI), "almost nine out of ten homes (86.9%) have an energy rating E, F or G, the worst in terms of consumption and emissions," in their own words.

In this case, the 'E' homes could be saved, but the other two majority ratings.
Therefore, from 2030, a new panorama will be opened for those who want to sell or rent a property. Reforms to guarantee energy efficiency will be the order of the day among owners who seek to comply with the regulations.
