Completion Day yesterday 🍾🥂 🤗Lovely 3000 Sq ft house in W8 for a client who’s been looking for 18 months ! We’ve ridden the roller coaster of the market in RBKC and it’s always difficult to find houses requiring’ no work’ as there’s so few of them ever offered, but we ultimately secured a house they’re super happy with. Completion Day 🥂🏡 Another happy client completed today on this Top Floor flat in Campden Hill Gate @ Guide £3,750,000. This building is one of my favs in W8, the location on the doorstep of Holland Park is beautiful, the porters are smiley and helpful and having a garage at the rear is such a rare benefit with a period apartment buildings. And the cherry on the top is the huge communal garden to the rear! How many RBKC apartment buildings have the benefit of a communal garden of this size? But sssh don’t tell anyone 🤫, or everyone will want to live here ! 🏡

I’ve been a good girl all year, worked very hard and been nice to everyone I know….

So I’m hoping I made it onto the right list? My AML files are so scrupulous you’d be proud of me. I didn’t use any bad words when Liz Truss totally mucked up the housing market in September, although I might have used a few about Putin in February. I’m sure you feel similar as your gas bills must be dreadful in the North Pole?

I’m also really hoping you can make Andrew Bailey at BoE a bit happier this Christmas too, so he’s a bit nicer to us all next year? 🎁….an extra tangerine in his stocking is bound to do the trick.

Anyway, I hope you don’t think I’m being too presumptuous, asking for help to find a house for a retained client with a budget C £6 to £8m 🏡

I was hoping your elves might have some inspiration ?

Ideally it will be Period architecture, 3000 sq ft plus with garden and in good condition ( no appetite for ‘work’ beyond minimal redecoration).

Looking for a quality residential road, leafier the better and good outlooks to rear would be the dream….

Houses in all of RBKC, plus those in SW1, W9, W2, NW8, will all be gratefully received and treated with great care and appreciation.

They had become friends with the vendors through the process, which is a rarer occurrence than it should be, but made the whole transaction so much smoother and enjoyable for all…..Happy Outcomes are what I strive for! 🏡

This is Molly… relaxing in the pool at her holiday home because it’s too hot to be in London. Her Mum has hired me to find their London Pied a Terre, they need 2/3 bedrooms and a Garden or Terrace for sun puddling, something circa 1300 to 1600 Sq ft would do the trick 👌🏼It can be a flat or house, but the outside space is key, so if a flat, it’s more likely to be half a house conversion type flat, but we’re open to ideas? Molly’s mum would love to do a project to her own taste, they have a budget up to £3m and then some more to ‘do the work’…..although Molly thinks that should be spent on chicken nuggets. They like W11, W2 and W8 because they’re close to the parks where she likes to chase the squirrels…Molly that is, not her Mum…. 😎
