The property market is doing well:

New sales agreed, a key measure of market confidence and activity, were up 13% in the first 3 weeks of January compared to the same period last year.

The volume of sales agreed is higher across all regions and countries, led by Yorkshire and The Humber (+19%) and the West Midlands (+17%).

With the best mortgage rates now below 4% and consumers at their most confident since January 2022, activity is improving, although it is important to note that the rebound is off a low base.

The 1st–7th June is National Volunteers' Week across the UK. It is estimated that over half of all those aged 16+ in England and Wales have volunteered at least once in the past 12 months, around one in three volunteering at least once per month.
Wanting to improve things and help people, meeting people and making friends, and supporting the local community are all key motivators for volunteering. Volunteering is also connected to improved mental health and wellbeing.
A sense of community and neighbourliness are important considerations for both home buyers and renters, three in every four home buyers stating a sense of community is important when searching for a home.

Houses remain the most popular choice for new buyers, but the proportion of prospective purchasers looking for apartments is on the rise.
Hometrack report that over 30% of new buyers are currently looking for a flat, with more than 1 in 4 (27%) specifically seeking a 1- or 2-bed apartment, up from 22% a year ago.
3-bed houses remain the most sought-after property type, but at 39% the proportion of new buyers looking for these has fallen by 5% year-on-year.

Following two months of falls, average new seller asking prices rose by 0.9% in January 2023. This is the largest rise in prices at this time of year since 2020 and is indicative of sellers testing the market.
Rightmove are also reporting other signs of positivity in the market, although they acknowledge that it is early days. The week to 16th January 2023 has been the busiest for valuations since August 2022.
Notably, buyer demand is up by 4% compared to the same period in 2019 and 55% compared to the two weeks before Christmas. This is the biggest new year bounce since 2016.

An average of economists and housing market commentator forecasts over the next 5 years expect the rental market out perform the sales market, at 3.3% compared to 0.9% per year.
The sales market could see falls in average prices of homes by -7% by the end of 2024 but growth is then expected to return and average 3.8% per year between 2025 and 2027.
In contrast, the rental market is anticipated to see its strongest rates of growth in 2023 and 2024 (4.4%) before stablising at 2.5% per year for the three year period 2025 to 2027.
Housing markets that are less reliant on mortgage finance could record higher than average levels of growth. 84% of home movers seek financial advice at some point during the buying process. The majority (64%) do this prior to purchasing.
Of movers who seek advice and require a mortgage, 39% use an agent’s recommendation for their choice of mortgage provider, rising to over half of movers who only seek advice after finding their property.
Younger buyers (those aged up to 34) are most likely to seek financial advice and arrange a mortgage through a broker recommended by an estate agent.
