What are the predictions of the UK housing market in 2025?

It is particularly hard for first-time buyers to purchase a property as house prices continue to outpace wage growth. Deposit raising and affordability continue to be significant barriers for young people who want to get on the property ladder.

Additionally, rent prices are on the rise alongside living costs and energy prices, which impact how much income prospective first-time buyers can put towards a deposit.

The lack of supply of affordable properties is another factor.

Some real estate companies predict there will be up to 3.5% increase in property prices, with 4% increase in rents, outpacing income growth.

The recent upward pressure on global market interest rates is likely to push UK mortgage rates upwards. They are likely to range between 4% and 5% in 2025.

Changes in Stamp Duty by the end of March will further make it difficult particularly for first-time buyers.

Stamp Duty Land Tax (SDLT) rates are to increase after 31 March 2025.

In September 2022, the government announced a temporary increase to the thresholds above which SDLT must be paid. This is now coming to an end.

As the changes come into effect, the current nil threshold of £250,000 will return to the previous level of £125,000.

For first-time buyers it will change from the current £425,000 to £300,000.

The maximum purchase price for which First-Time Buyers Relief can be claimed is currently £625,000 and will return to £500,000.

The Stamp Duty changes will have the most significant impact on first-time buyers, as they will have no choice but to wait even longer to get on the property ladder.
