Mirrors- apart from the obvious use, mirrors can really help you display a property to its full potential and help you get more viewings and interest in your property. Here’s how:

Faced with a price reduction? - here’s how to avoid them!

Properties put up on the market with pictures of empty rooms and bad lighting often end up having to reduce price after not getting any viewings or interest for months. But had it been staged? I could guarantee that the interest would’ve been higher. That’s why it always pays off to have a property staged.

Here’s the thing:
A nicely presented property will always get more interest and people clicking on the ads, which will lead to more people viewing the property = much bigger pool of clients. It’s a simple numbers game that you set yourself up for success for, when you get a stager in early 😉

Light fabrics, light furniture and daylight (when pictures are taken) increase the feeling of space. And space is what buyers unknowingly look for in homes.

Another thing to point out in this picture is the use of rugs of the right size! All too often I see properties advertised furnished or staged and the proportions are all wrong because a rug, usually too small, has been used in a livingroom, dining room or bedroom. Large rugs bring a space together and will make the space seem larger.

Staging as a packaged service vs. Staging for marketing pictures. This is another difference I’ve found between the Nordic’s and the UK. What do I mean by this?

In 🇬🇧: Staging is most often an all encompassing service, mainly aimed at and used in vacant properties. This means the staging includes all furniture, decor, bedding, soft furnishings, set-up, usually 6-week initial rental of stuff and eventually de-stage, which means taking everything out of the property. This is a great service that I, at Nordic Home Staging, also provide- But it’s not the only option.

More commonly in the Nordic’s 🇫🇮🇸🇪🇳🇴🇩🇰: Staging is a one day “quick fix” in order to optimise mainly the marketing footage of the property. The services are used by property photographers and most estate agents as it is a very manual and hard job that sellers, estate agents and photographers don’t have time, or will, to do- so you outsource to a Stager- that’s me 🙋🏼‍♀️ on the day of the photoshoot, the stager comes into the, usually occupied/lived-in property a couple hours earlier and starts do declutter, de-personalise, move furniture and add some decor they’ve brought themselves to optimise the space for the pictures. Then they work together with the photographer to get the best angles and photos in order to produce the best images of the property that will spark interest. At the end of the day the stager returns the property to exactly how they found it. This service is very common and makes a massive difference to what the marketed property looks like online. Another plus with this service is that it’s not as expensive, as we’re only talking about a couple hours work, so it’s really worth trying out.

Calming a space down with neutral colours 🧘🏼‍♀️

This is perhaps the biggest difference between Staging in the Nordic’s vs. In the UK.

My aim is to create a space of calm and warmth. Simply a welcoming feeling so that potential buyers will feel at home. This is achieved by using neutral, light colours, different textures and using as little stuff as possible. It also creates more space and air, which is what buyers want.

In the UK, I find staging often being done quite differently, where you almost want to create a sense of luxury hotel vibes…. Each to their own ofcourse,

But why create a space to imitate home AWAY from home, instead of creating HOMES themselves 😉

Thoughts on this? Is it simply a question of taste or what do you think works better in a selling situation?

Staging for sale- occupied properties. What is it?

A common misconception in the UK is that staging is only for vacant, empty properties. False 🚫

Staging is for all properties, big or small, empty or furnished, lived-in or vacant. There is always space to increase the appeal of a property before putting it up on the market, just as you can see in the above transformation I had the pleasure of doing last month. ✨

When it comes to staging furnished and lived in (occupied)properties, we have services starting at as low as £150, so the inversement doesn’t need to be huge to optimize your property for the market.
