A few weeks ago I thought property sourcing was about finding the perfect strategy.
Since then I've looked at dozens of properties, spoken to agents, started building investor relationships and spent hours analysing deals.
What I've realised is that most opportunities come from doing the same things repeatedly:
• Checking new stock
• Analysing opportunities
• Building local knowledge
• Speaking to agents
• Speaking to investors
• Logging what you learn
It's not glamorous.
In fact, it's often quite boring.
But something interesting happens when you focus on one area and one strategy for long enough.
You stop seeing houses.
You start seeing gaps.
You begin to understand values, streets, buyer demand and where opportunities might exist.
My focus is currently East Acton and West Ealing, looking at unmodernised houses with refurbishment and value-add potential.
Still learning every day, but the biggest lesson so far is simple:
Master one thing first.
The opportunities tend to appear after that.
