At the start of the month we put out a post saying we were looking for 5 genuine investors to work closely with to build their R2R portfolios, but asked that only GENUINE investors who know how and what it takes to succeed work with us.

We take great pride in providing a strong service and aim to provide a service second to none, going through in-depth exactly what it is you’re looking for and only providing deals that match that criteria so not to waste your time.

Thought I’d share a couple of interactions with ‘investors’ from this month.

Us: ‘We have a property that closely matches your criteria, it’s advertised at £300pcm over your budget, it exactly matches your criteria and desired location. It needs a small amount of work and the agent has indicated the landlord is open to offers.’

Investor: ‘I’m not viewing until £300pcm reduction to fit my budget is agreed. Not wasting my time viewing if not’ (property was 2 minutes away from investor)

1) We do not offer before viewing as it carries absolutely no validity as the landlord/agent doesn’t know us.
2) If you’re going to suggest to a landlord/agent that they receive £3600pa less for no good reason, how likely do you think they are to except? Without viewing we don’t know what there is to negotiation on.
3) People buy from people. You could offer less than others and still have your offer accepted. Business is about building relationships and trust, without viewing this does not exist.

Another investor conversation.

Investor,: ‘Hi Josh, really like the property we viewed today and want to proceed. Can we get the deal wrapped up by the end of the day?’

Us: ‘Excellent, we’ll do our best to get it done asap’.

Us/feedback from agent: ‘The landlord is interested in your offer but needs reassurance that the tenants you have stated you cater to will be put in place and it will not be advertised on Airbnb.

Investors response: ‘why do we need to explain ourselves, we’ve offered a good deal… haven’t got time to explain myself, don’t worry about it’

Hurford Property Investments are currently looking for 5 serious investors to work closely with to expand their Rent to Rent portfolio.

If you’ve got funds ready to invest and know exactly what it is you’re looking for we want to talk to you!

What we are not looking for in investors:

1. Investors who don’t know what they’re looking for. In order for us to effectively find deals that work for you, we need you to know what your ideal investment looks like. The more information you can provide the better we can tailor our search and only bring you properties that match your criteria.

2. Investors who have been sold a dream. We don’t recommend anyone with less than £10k behind them to take on a property, especially when using a deal sourcer to acquire (2-3k gone straight away for a deal) then factor in the cost of acquiring/setting up properties, deposits, refurbs, furnishing, tenanting. What if you don’t tenant your property straight away, can you afford to pay voids? We need to ensure that you have the financial capability to successfully maintain the deal.

3. Investors who ‘don’t have time’ to have a phone call to go through what it is they’re looking for. We need to make sure that we are a good fit to work together and clearly understand what it is you’re looking for. A few messages over Facebook messenger isn’t what we’re looking for. We want to build a strong relationship and work closely together.

What can we provide?

1. No bull***t deals. We speak to investors everyday who are tired of receiving ‘deals’ that do not match their criteria or are not financially viable. We work very closely with you to understand what works and what won’t.
2. A dedicated team. We don’t make any promises, the market is the market and we can’t find properties that aren’t available. We won’t stop however until we do, we’d rather take 90 days to find you a deal that works rather than endlessly supply properties that don’t.

Rent to Rent is where you take on a property usually for 3-5 years, you negotiate on the rent as you will be taking on the property long term and maintaining the property.

You then rent out the rooms individually and generate monthly cashflow.

There are different forms of Rent to Rent, such as:
