At the start of the month we put out a post saying we were looking for 5 genuine investors to work closely with to build their R2R portfolios, but asked that only GENUINE investors who know how and what it takes to succeed work with us.
We take great pride in providing a strong service and aim to provide a service second to none, going through in-depth exactly what it is you’re looking for and only providing deals that match that criteria so not to waste your time.
Thought I’d share a couple of interactions with ‘investors’ from this month.
Us: ‘We have a property that closely matches your criteria, it’s advertised at £300pcm over your budget, it exactly matches your criteria and desired location. It needs a small amount of work and the agent has indicated the landlord is open to offers.’
Investor: ‘I’m not viewing until £300pcm reduction to fit my budget is agreed. Not wasting my time viewing if not’ (property was 2 minutes away from investor)
1) We do not offer before viewing as it carries absolutely no validity as the landlord/agent doesn’t know us.
2) If you’re going to suggest to a landlord/agent that they receive £3600pa less for no good reason, how likely do you think they are to except? Without viewing we don’t know what there is to negotiation on.
3) People buy from people. You could offer less than others and still have your offer accepted. Business is about building relationships and trust, without viewing this does not exist.
Another investor conversation.
Investor,: ‘Hi Josh, really like the property we viewed today and want to proceed. Can we get the deal wrapped up by the end of the day?’
Us: ‘Excellent, we’ll do our best to get it done asap’.
Us/feedback from agent: ‘The landlord is interested in your offer but needs reassurance that the tenants you have stated you cater to will be put in place and it will not be advertised on Airbnb.
Investors response: ‘why do we need to explain ourselves, we’ve offered a good deal… haven’t got time to explain myself, don’t worry about it’
