London Property Tribes are back 👀

Hackney: “We’re local.”
Lived there 1 year.

Stoke Newington: lives on Church Street and behaves like they discovered it.

Brixton: moved there for the culture.
Mostly stays in Brixton Village.

Vauxhall: American buyer still trying to work out why the tavern wasn’t very traditional.

Greenwich: “It’s basically a village.”
With a maritime superiority complex.

If you feel personally attacked, that is between you and your postcode.

Who are you sending this to? 😂

absolutely no sense until you walk inside.

£7.5m. St Pancras Chambers.

Huge ceiling heights, original Gothic architecture, enormous windows — and one of the most recognisable buildings in London wrapped around you.

You’re effectively living inside a London landmark.

Subtle? No.
Ordinary? Definitely not.
A fairly ridiculous place to call home? Absolutely.

Currently on the market at £7,500,000.

Would you actually live here — or is St Pancras better left as somewhere you catch the Eurostar from? 👇

You don’t choose where you live in London.

Eventually your coffee order, school strategy, family money and choice of outerwear make the decision for you.

This week:

Sands End — Fulham, but apparently crossing the New King’s Road now requires expedition insurance.

Herne Hill — would never live in Dulwich. Spends every weekend in Dulwich.

Wandsworth — moved for “more space”. Had absolutely nothing to do with the school catchment.

Soho — wanted a village atmosphere. Lives above a s*x shop.

Marylebone — wanted something understated. Bought a £7m flat behind Oxford Street.

Nobody is being targeted here. If you feel targeted, that is between you and your postcode.

Which London tribe have I missed? 👀

Obviously you hope everything is okay.

Obviously.

Compliment the light.
Admire the proportions.
Tell them they must be thrilled.

Never ask what they paid.

We have Rightmove for that.

Naturally, the viewing requires seven advisers and two cars.

Discretion is apparently a group activity.
