As an industry leader, Airbnb has championed progressive rules for years, and welcomed the Government’s decision to introduce a short-term let registration scheme. As a result of this, Airbnb are making big strides towards protecting housing and enabling everyday British families and communities to experience the benefits of home sharing.

As part of Airbnb's consultation with communities across the UK in Summer 2021, they first pushed for a national registration scheme that was simple, straightforward, and easy to use. As a result of the scheme, regular people should be able to navigate it easily, and accurate data should be produced about the short-term let sector, including its number, type, and concentration, and its impact on specific communities.

Short-term let activity has also generated substantial direct and indirect financial benefits for the UK's tourism industry, as well as aiding the continued recovery from Covid-19. According to a report by BiGGAR Economics, over 65,000 jobs will be supported by Airbnb in 2021, contributing £1.8 billion to England's economy.

Airbnb announced earlier this year that it would support the introduction of fair rules to govern short-term rentals, as well as spreading tourism benefits and tackling noise, nuisance and community issues.

In the process of consultation on these proposed rules, Airbnb looks forward to working with the UK Government.

In order to ensure guests understand these rules, hosts should discuss them when guests check in. In case English isn't their first language, it might be difficult for them to comprehend a written list of rules, so it's best to communicate them verbally.

4) Providing local insight

When you welcome guests, don't forget to share some fun facts about your lovely neighborhood. Offer them tips for the most popular coffee shops and restaurants.

5) Provide contact details

Keep your guests informed of the best telephone numbers to call in case of an emergency, even if you've provided comprehensive contact info by email before their arrival. Guests can find this information on the fridge or at the front door.

6) Keep things simple and clear
You can also confirm guests' check-out times at check-in. If you're not going to be home, make sure they know when to leave and where to leave the key or who might do their check-out in your absence.
