Too many HMOs get treated like a numbers game 👀

Cheap finish. Cheap furniture. Then landlords wonder why they attract problems 🤦‍♂️

If you want good tenants, you’ve got to give people somewhere they actually WANT to live 🔑

Clean kitchens. Modern bathrooms. Decent finishes. A space that feels calm when someone walks through the door 🚪

Because the right environment usually attracts the right people 👈

For anyone new here, I’m Jason 👋

I’m a property investor and developer, building a portfolio through buying well, adding value, refinancing and recycling capital into the next project across Kent 📍

But for me, it’s bigger than just property 🏡

It’s about building something that lasts. Creating security for my family, building a legacy, and proving to myself that the hard years were worth it 🥹

It hasn’t been an easy journey. There have been setbacks, pressure, mistakes and plenty of moments where walking away would have been easier 🤷

But every project, every refinance and every lesson has moved me another step forward 🙌

Week 5 at St George’s Road 🔨

The progress on this one is unreal 😳

We’re only five weeks in and when you look back at where we started, the difference is massive ⚡️

It’s also a reminder of just how important your power team is in property 👈

You need good people around you. Trades you can rely on, people who turn up when they say they will, get the job done properly and work together when things inevitably crop up 😅

I’ve built some great relationships over the years and that makes a massive difference when you’re trying to keep a project moving at this pace 🚀

That’s refinance number three of 2026 over the line💥

And it takes the total refinanced this year to more than 👉£500,000 ⭐️

The BRRR strategy can work brilliantly but that doesn’t mean every project goes smoothly or every refinance is straightforward 🫣
