Plenty changing at Waterloo as we massively improve this property for our tenants, and apparently I’m now surplus to requirements when it comes to the updates 😂💜

One bathroom. Four rooms. You can already see the problem. 🚿😬

When you’re living in a shared house, having one bathroom between several tenants can quickly become a daily frustration 😩

Someone’s getting ready for work. Someone else needs the shower. Someone’s running late. Suddenly, your morning routine depends on everybody else’s 🫠

That’s one of the reasons we’re renovating this existing HMO in our portfolio 👊

We’re converting all four bedrooms to have their own private en-suite, as well as replacing the small kitchen with a much larger communal kitchen that gives everyone more room to cook, eat and live comfortably ☺️

For us, it’s not just about improving the property. It’s about improving what it’s actually like to live there 💜🏡

It’s really starting to take shape now, and the difference already is massive.

Week 8 at St George’s Road 🏠💨

Paint’s hitting the walls and we’re flying through the work now.

I’m already getting the valuer booked in. They’re stacked at the minute, and I’m not letting poor planning delay the project once we’re ready. Get ahead of it now, keep things moving later 👊

Hoping this is another all-out-money project 💰🔥

It might take a bit of prompting from me behind the camera, but getting him involved is what being a family business is all about 🫶

He’s learning the projects, finding his feet and now getting used to having a camera pointed at him too 📸

Not every cost is one you want to spend 👈

We’re doing a mini refurb at Project Waterloo and, if I’m honest, it’s a cost I could have done without 🤷

But there’s a bigger picture people…These properties aren’t just about getting the numbers to stack up. They’re about creating somewhere people actually want to live 🔑

So we’re spending the money, doing the work and making sure the finished property gives our tenants the best experience we can provide ☺️

Because a few extra pounds spent getting the details right can make a big difference to how a tenant feels about where they live 🏡

Valuation day doesn’t start when the valuer knocks on the door 🚪

It starts before that. I want the property finished properly, every room looking its best, the paperwork ready, the comparables to hand and nothing left that could create unnecessary doubt 🧐

Because while you can’t control the valuation, you can control how prepared you are for it 🤓

I’ve been doing this long enough to know there are never any guarantees, but turning up organised, knowing your numbers and being able to back up the value you’re expecting gives you the strongest possible position 💪

Now we wait for the numbers 💜 👀

The refurb’s done. Now for the bit that always makes me nervous… the valuation 😬

I’ve been doing this long enough to know you can’t control a valuation 😬

You can buy well.
You can refurb properly.
You can know the local market.
You can have the comparables.

Then you hand it over and hope the valuer sees what you see🤞💜

WEEK 7 - | ST GEORGE’S ROAD 🏚️➡️🏡

Seven weeks in, and the goalposts have shifted a little 🤏

The client has added a fair chunk of extra work to the project that wasn’t in the original plan, but the team have kept their foot down, adapted and cracked on 💪

And the important bit?

We’re still on target to complete when we said we would 👊

Because property projects rarely go exactly to plan. It’s how you deal with the changes that makes the difference 🙌💜
