Barnet, Brent, Camden, Ealing, Enfield, Greenwich, Hackney, Hammersmith and Fulham, Haringey, Harrow, Havering, Hounslow, Kingston upon Thames, Lewisham, Newham, Redbridge, Southwark, Tower Hamlets and Waltham Forest?

You need a HMO licence !! ๐
All of these boroughs have an additional licensing scheme in place and so an additional HMO license is required for all properties that have 3-4 tenants (5 or more tenants would require a mandatory HMO licence). ๐
In certain boroughs you will need a selective licence if the property is privately rented even to a sole individual! ๐ฑ
Those boroughs include;
Barking and Dagenham, Bexley, Brent, Ealing, Hackney, Hammersmith and Fulham, Harrow, Newham, Redbridge, Southwark, Tower Hamlets and Waltham Forest. More and more boroughs are bringing this in, Enfield for example have approved the introduction across 14 wards across the borough pending government approval.
What if you dont licence the property? ๐คท๐ปโโ๏ธ
- Risk being prosecuted by the council and if found guilty this could lead to a criminal record and unlimited fines.
- The council could issue a civil penalty notice of up to ยฃ30k for not having the correct licence in place without warning!
- You could be subject to a Rent Repayment Order (RPO) whereby if the tenant suspect theyโre residing in a non licenced property they can demand up top 12 months of rental income.
- Whilst unlicensed you wonโt be able to evict your tenants via section 21.
