While I was at the eXp UK Conference, I had the pleasure of catching up with Rob Jones, Head of Commercial Property at eXp UK.

I've been lucky enough to spend time with Rob since joining eXp, so it was great to sit down and find out more about his journey, how he ended up at eXp, and what he's learned since becoming part of the business.

One of the things that really stood out was his view on collaboration within the network. It's been one of the biggest eye-openers for him and a huge part of what makes eXp such a unique place to build a business.

Business, life, property. The consumer has changed. Have you?

Five years ago, a few photos and a description got the job done. That era is gone.

Floor plans are no longer a nice touch, they're a minimum. Video is expected. Not just a slideshow, an actual walkthrough where buyers can feel the space before they ever step inside. And yet I still see agents skipping both. That's not a budget problem, that's a mindset problem.

But the real shift? Buyers want answers before they ask the questions. Council tax. Broadband speeds. Mobile signal. They're not waiting to find out at viewings anymore. They want it in the listing, upfront, no chasing. Transparency isn't a selling point now, it's the standard.

The agents falling behind aren't the ones without the tools. They're the ones who haven't noticed the buyer moved on without them.

The biggest shake-up to renting in a generation came into force on 1 May. No more fixed term tenancies, no more Section 21, 37 grounds for eviction instead of 17. And yet research published today shows the vast majority of tenants are completely unaware it even happened.

That's not a criticism of tenants. It's a reminder that in property, information is everything. Whether you're a landlord, a tenant or a buyer, knowing what's changed and what it means for you is the difference between being caught out and being ahead of it.
