The biggest shake-up to renting in a generation came into force on 1 May. No more fixed term tenancies, no more Section 21, 37 grounds for eviction instead of 17. And yet research published today shows the vast majority of tenants are completely unaware it even happened.

From today, the direction is clear. New leasehold flats are on their way out and commonhold is coming in as the default. Ground rents on existing leases will be capped. Forfeiture is being abolished.

Will AI replace estate agents? No. But it will replace the bad ones.

The agents who use AI well are going to be unstoppable. First contact, WhatsApp follow-ups, admin, marketing, chasing leads that have gone cold. AI handles all of that so agents can focus on what actually requires a human. The conversation. The valuation. The viewing. The relationship.

Right now it's a buyer's market. Prices are negotiable, rates are holding steady, and there are genuinely good deals to be had. But here's what most people aren't thinking about. Signs of life in the housing market. 🌱

We're seeing something shift. Offers are coming in. Activity is picking up. It's sticky -- buyers and sellers are still negotiating hard -- but it's so much better than it was. There's been a remarkable improvement in the last two to three weeks.

And heading into May, June and July before the summer holidays? I think there's going to be a real push. People who have been sitting on the fence, thinking and waiting, are starting to say -- let's just get on with it.

Here's the thing people miss: while interest rates aren't wonderful, prices have come down. So the monthly cost of owning a home might actually be better now than it was when rates were lower and prices were higher. Don't just look at the price. Look at what you're paying every month.
