I was recently involved in brokering a deal for 9 HMOs in Brighton, a deal I've been working on since September last year, and our CASH offer of £3.975 million got gazumped, YES GAZUMPED, at the 11.99th hour by another CASH buyer with a winning bid of £4million.

There really is a lot of money sitting in the bank accounts of shrewd investors and it will come and find you if you have the right product.

Went to see this 5-storey Grade II listed building in the weekend. Ceilings had fallen in, rising and non-rising damp, mushrooms growing out of the walls, empty cans of Woodpecker and Tenants Super littered across the floor where the homeless had setup camp (the irony of the homeless drinking something called Tenants has not been lost here) and pigeons flying in through the broken roof hatch. It was stunning!

I'm in contact with the local council about what I can and cannot do with this place with regards to a HMO conversion. The current owner has had his application and appeal refused to turn it into flats but the idea of turning it into a house seems to be a lot more favourable.

Would you Adam and Believe it...

Just been on the phone to an estate agent and arranged 3 viewings for this weekend. We were having the usual bant about UK foreign policy, 17th century religious artifacts, rock formations in the South Pacific, how the market doesn't seem to be slowing, etc. and he informed me that they will be launching 17 properties on Boxing day!!

BOXING DAY - day of recovery, regret, hangovers, live football, high street sales, turkey lasagne, sprout carbonara and printing Amazon return labels.

Apparently, it's one of the biggest days in the year for launching properties for people to browse through between Christmas and New Year, ready for a tsunami of viewings in January.

Started licking my lips at the this beauty I viewed last Friday. Bits of plaster falling off the walls, cables coming down from the ceiling blocking the right of way and an outbuilding that was built without planning.
But that wasn't the worst of it. One of the tenants was in his room watching Murder She Wrote in his pants, happy for me to snap away around him. It was the episode where the ventriloquist reports his dummy missing, in case you're interested. Rubbish plot. Awful script. Lips unlicked

Viewed this property yesterday and as you can see, the garden is suffering from a severe case of undulating paving disease, assumed to be caused by the roots of nearby trees. Would anyone know if it's possible to flatten the paving without removing or harming the trees in any way?

I've just offered on a 9 bed HMO valued just shy of a cool million. I've proposed a 10 year deal with a guaranteed rent of £3k a month. The property is currently tenanted to capacity and brings in £5.4k a month. I'll be looking at a £20-£25k refurb in the communal areas to create office pods overlooking the garden, a games room with table tennis and table football, a BBQ area in the garden and chillout room in the loft. My grand plans were put in a Vision document and handed to the landlord a few days ago.
