The bugs are tiny insects which live, unsurprisingly, in beds, but clothing and furniture can also attract them. Signs of a bed bug infestation are small bites on the body and spots of blood on bedding. Thankfully a mild steroid cream can treat bites, although they can disappear on their own after a few days.

So whose responsible?
If a tenant can prove that the bed bug infestation started just after moving into the property (usually within the first 4 weeks) landlord will have to take responsibility for eliminating them. However, if a tenant has already lived in the property for a few months or so, then a tenant can be held responsible for treatment.

Why do you need an inventory report?

A property inventory protects you against big losses - because even careful tenants can have accidents.

A good property inventory provides you with undoubted evidence that any damage wasn’t there before. If you don’t have one, that fight is going to be a little bit tricky.

You’re wasting your time taking a deposit if you don’t have an inventory.

Landlords! you lose out the most without a accurate property inventory.

A good property inventory provides you with undoubted evidence that any damage wasn’t there before. If you don’t have one, that fight is going to be a little bit tricky. Likewise, if some things have gone missing, a good, signed inventory empowers you against the loss.

Why go to all that effort to get a deposit if you won’t be able to utilise it in the event of damage or loss? Without an inventory, it all goes back!

not only offer property inventory for all new landlords but we also provide interim inspections to ensure the property is not falling into deterioration

have you experienced a tenant who refuses damages?

Wait for a crash? the housing bubble? prices are too high? When is the right time to buy?

5 years ago the value of the home you had an eye on was 'too high.' but it did not stop the market increasing in value and now that valuation feels like a deal now.

Remember: Everyone who brought a home always felt like they paid too much, and every one who sold feels like they didn't sell it higher enough.
