ROOM BY ROOM TIPS FOR GOOD HOME LIGHTING

In the living room, combine table lamps, floor lamps, and dimmable overhead lights, to create an inviting space.

Use bright downlight over counters and islands and for shadow-free areas, under cabinet strips will be ideal.

Choose warm, soft bedside lamps or wall sconces, instead of harsh central lights in the bedroom.

Finally, pair vanity mirror lights with general ceiling lights, in the bathroom, to cut down on shadows.

TO CREATE GOOD LIGHTING IN THE HOME, we must use layered lighting sources, warm colour temperatures, and energy efficient LED's.  Try to add at least 2 – 3 types of lights, to create a cozy feel and  avoid Flat, harsh spaces.

There are 3 types of lighting:-

AMBIENT  (general overhead illumination, or soft background glow, from fixtures like soft ceiling lights or lamps).

TASK ( bright focused lights for activities like reading, cooking or working, such as under cabinet LED's or desk lamps.

ACCENT ( decorative lights, used to highlight shelves, architectural features or artwork).

YOUR LIVING ROOM MAY LOOK SMALLER THAN IT ACTUALLY IS and here's three reasons why:-

Bulky furniture which sits flush with the floor eg. Sofas without legs and bulky bookcases, these block sightlines and hides the floor.....HOW TO FIX :- choose streamlined furniture with raised legs to create an illusion of depth

Heavy or low curtains - handing curtains right above the window frame or using thick, dark, light blocking fabrics chops up your wall and draws the eyes down. Which instantly lowers the ceiling......HOW TO FIX - Mount your curtain rod 15 to 30 cm higher than the window frame and let the drapes extend wider than the frame. This tricks the eye into perceiving taller windows and a bigger room.

Excessive clutter and high contrast.....when every flat surface is filled with small knick knacks, or open shelving, it shrinks the rooms perceived size. In the same way, having too many high contrasting colours (dark sofa, light walls, a busy rug) creates a chaotic, cramped experience......HOW TO FIX - use a cohesive, light colour palette, and use closed door storage, or smart organisation to keep surfaces clear.

PRICE REDUCTION !!!!......No I'm not selling this house...
....but how many times times have you gone online searching for a home on sale and seen this sign.....

This is usually a decision made when a house has been on the market for more than three months without any interest.

My suggestion to estate agents or homeowners when this happens, is to find the reasons why this is happening. There could actually be a few reasons, location, lack of amenities or parking space etc, things that are out of your control. However, it could also be that the house is not presented in a way that attracts the right buyers.

If you work out that this might be the case, then the next step will be to stage the property which could mean installing furniture if it's empty, and if there's furniture already in there, looking at ways to rearrange them to make the space more appealing.

Another question will be, does it look haggard, cluttered, dirty? Then do something about it. Get the cleaners in, clear out the spaces, give the garden a good spruce up (curb appeal is a thing!). And if necessary, get some cosmetic work done, a bit of paint, change the carpets, do necessary repairs. You will be surprised how much difference this makes.

Buyers are usually willing to put in an offer when a house is turnkey, meaning they can just pack a bag, move in and start living.

You might then ask, is all this not too much hard work and will cost a lot. Yes maybe, but it its all worth it, I promise and research has shown that staged properties usually achieve a higher sales price., up to 10% more.
