https://ryanelsam-nested.valpal.co.uk/ Now that I have stepped away from that, I feel like I can strive to change the perception of estate agency, one brick at time. What I mean by that is I can give the right advice on price, strategy, marketing and add value to clients, pers

onalised to the way that they are looking for a 5* service, that is worth shouting about. But most importantly assisting my client the whole way through from requesting a valuation, to taking photos, negotiating the the offer, sales progression and finally handing over those keys on completion or let. My passion for property includes a long list of reasons, but here are just a few. I love discussing with owners what projects they plan to move forward with on their new property purchase, whether its letting the property out or transforming a property from complete disrepair into a property with beautiful bi-folding doors looking out to the garden, skylights in that entertaining kitchen or discussing how much value a side return or loft conversion could add. Discussing re generation areas that include Cross rails, converting a old warehouse into new communities, that includes 3,600 new homes and numerous commercial spaces, the new third largest financial hub in the whole of London that shall be creating 30,000 new job and much more. I love working and living within my local community as I believe if I work, eat & enjoy the local area, I believe I should give back to everyone by striving to change estate agency by giving a 5* service.

Can social media get more buyers through your door?

Absolutely. When selling your home, the more exposure your property gets, the better. It works the same way as boards, letters and other marketing tools — the more people who see your home, the more likely you are to get serious buyers through the door.

That’s why I use Facebook, Instagram, paid ads, TikTok, local community groups and LinkedIn to get your property seen by as many relevant people as possible.

So yes, I’d absolutely recommend posting your property on social media. More exposure can lead to more viewings, more interest and a stronger chance of getting the right result.

This week’s housing sales market update shows 30 new properties coming to the market, only 5 reduced in price, 2 fallen through, and 32 properties going under offer in the last two weeks.

Looking slightly wider, 143 properties have gone under offer in the last 2 to 12 weeks, which shows there is still plenty of movement in the market.

The key thing right now is strategy. The market is active, but it is price sensitive, so getting the advice, positioning and pricing right from the start really matters.

Whether you want specifics on Walthamstow Village, Blackhorse Lane, Higham Hill, or your own property, I’m always happy to help.

Would you choose the buzz of Blackhorse Lane, or the calm of Higham Hill?

These are two very different pockets of Walthamstow, and it really depends on the lifestyle you want.

Blackhorse Lane gives you that busier, more connected feel, with the hustle and bustle on your doorstep. But that comes at a premium, with the average terrace house sitting around £800,000.

Higham Hill, on the other hand, gives you quieter, leafier, tree-lined streets and a more relaxed feel, with the average terrace house closer to £650,000.

Personally, I know which one I’d lean towards, but it’s such an interesting choice because it comes down to what you value more: the buzz, the calm, or the price difference.

So what would you pick — Blackhorse Lane or Higham Hill?

June can be a brilliant time to sell in Walthamstow. The days are longer, homes naturally feel brighter, gardens start doing a lot of the heavy lifting, and buyers who want to move before the end of the year are usually paying closer attention.

But the market is more considered now. Buyers are still active, but they are also more selective. That means presentation, pricing, photography, launch timing, and the first few weeks on the market really matter.

Walthamstow continues to attract people for all the right reasons. The transport links, green spaces, local schools, independent shops, cafés, weekend energy, and the sense of community all play a big part in why buyers keep looking here.

So, if you are thinking about selling in June, my advice is simple: do not just put your home online and hope for the best. Get clear on your strategy first. Understand who your likely buyer is, what they will care about, how your home should be positioned, and how to create enough interest early on to give yourself the best chance of a strong result.

A good launch can make a real difference. The right price, the right story, and the right marketing can help your home stand out in a busy summer market.

Nothing beats seeing Walthamstow on foot 🏃‍♂️

I joined the Foundry Five run and it was one of those evenings that just felt good.

Good music, easy conversation, a steady pace and a bunch of people simply showing up to move, chat and connect. No pressure, no fuss, just a really nice way to spend a good evening.

The best bit was probably ending at the after, catching up over a drink and meeting new friends.

Moments like that remind me why local community matters so much. It’s not always the big things, sometimes it’s a run, a pub chat and a few friendly faces.

I think I’ve just found Walthamstow’s new favourite all-day diner.

I popped down to Nour and honestly, I was really impressed. From the moment you walk in, the interior feels warm, stylish and considered, and the whole concept behind the place is something I really love.

Nour is built around nourishing dishes and proper, wholesome food. In a world where there are so many quick takeaway and fast food options, this feels like it fills a real gap: an all-day diner where the food still feels fresh, thoughtful and full of flavour.

We had a look through some of the dishes, including the chimichurri steak sandwich, the Chilli Butter Prawn Roll, the Nour Sunrise Feast, which is their version of an English breakfast, and the Shakshuka Sunrise Hash, which brings a lovely twist to the traditional dish.

But for me, the standout was the brisket pinsa. The brisket is made in-house and cooked overnight for around eight hours, and it completely won me over. It looks like it is going to be quite heavy, but one bite in and it actually feels surprisingly light.

I also love how Nour brings together Middle Eastern and English influences in a way that feels fresh, comforting and genuinely different. It is the kind of local spot that feels perfect for brunch, lunch, catching up with friends or just trying something new in Walthamstow.

Beautiful interiors, a thoughtful concept and food that is definitely worth coming down for.
