Selling a high-value home requires more than putting it on the market. It requires the right positioning from the very beginning.

In our latest video, Managing Director Nicky Stevenson explains why aligning the property, its presentation and the right audience is so important – particularly in the premium market.

It’s one of the reasons we take a considered approach to marketing every property, combining expert knowledge with the reach and presentation expected of a luxury brand.

Thirty-one years of loyalty doesn't happen by accident in this industry.

Four people in this business have given us that between them.

Laura, my sister, hits eight years, and still holds the record for the most expensive sale in Ealing on a price-per-square-foot basis.

Vish reaches ten years of being the calmest, most precise negotiator I know, exactly who you'd want in your corner.

Harry's at four years and works harder than almost anyone I've come across in this industry.

And Andy, somehow ten years in, is still the one making everyone laugh on the hardest days.

This kind of continuity is genuinely rare in estate agency, and it's a big part of why we can do what we do, consistently.

Thank you, all four of you.
If you ever wonder who you'd actually be dealing with at Fine & Country, now you know.

Out-of-area buyers pay the most

The buyers who pay the most for a home are very often the ones who weren't even looking in your area.

If you know exactly where you want to live, school catchment and all, you'll find your way to the portals eventually, and that's fine.

But when we look back at where our strongest prices have actually come from, it's often buyers who cared more about the property than the postcode.

That's where a proper network earns its keep, reaching people who aren't searching in Chiswick or Ealing at all, alongside social media and the broadsheets.

Sticking a listing on Rightmove and hoping isn't a strategy.
Maximising exposure is.

If you want your home in front of the right buyer, wherever they happen to be, let's talk.

My son thinks I sell houses for a living.
He's not wrong, but he's also not entirely right either.

He flicks through our magazine in the back of the car asking if we've sold this house or that one, and whether we can get one with a pool.

What nobody warns you about running your own business is the pressure that comes with it, the sleepless nights, taking every lost instruction personally.

The call I dread most is telling a seller their sale's fallen through, it's not our fault, but you're still the one who has to deliver it, and that never gets easier.

It's part of the job, but it's a part worth talking about honestly.

Pricing high "to leave room for negotiation" is one of the most expensive habits in property.

It feels sensible on paper. In reality, buyers don't see room to negotiate, they see a home that's overpriced, and they simply ignore it.

Days turn into weeks, weeks turn into months, and eventually the reduction comes anyway.
By then buyers are asking themselves what's wrong with it, and the offers that come in are lower than they would have been at launch.

I see this play out again and again.
Homes that could have sold strongly in the first three weeks end up dragged through a slow decline, and the seller ends up worse off for it.

The right price, with the right marketing behind it, will always outperform the optimistic one.

If you'd like an honest read on what your home is worth right now, I'm here.

Experienced staff, no junior weekend cover

Saturday is our busiest day, and it's also the day some agencies hand the desk to their most junior staff.
I've never understood that.

It's like reaching a World Cup final and leaving your best player on the bench.
When the person showing a house can't answer basic questions or explain why the sellers are moving, trust disappears fast, and it's very hard to win back.

At Fine & Country, whoever you're dealing with, on any day of the week, has the experience to do the job properly, between the people in this one office, there's over a hundred years of it combined.

That's not a coincidence, it's how we've chosen to run things.

If you want someone experienced showing your home, that's exactly what you'll get.

Where West London property is heading

The Elizabeth line has quietly changed everything about how West London property behaves.

Areas that used to be considered secondary are now genuinely competitive, and that shift isn't slowing down.

What it also means is the gap between premium specialists and mass-market agencies is widening, and sellers who choose the wrong type of agent will feel that more than ever.

International demand for premium property here remains strong too, and most of those buyers will never appear on a portal search at all.

Seventeen years working across West London gives you a decent read on where things are going.

If you want an agent who actually knows this market's direction, not just its postcode, let's talk.

Ask us a question about property, and chances are someone in our office has already lived through the answer.

Between the team in this one room, we're sitting on well over a hundred years of experience:

Laura eight years and the sharpest read on the Ealing market I know
Vish and Andy ten apiece,
Sarah and Vito close to eight,
Harry three and improving fast,
Alice with a level of sales progression know-how I've not seen matched locally.

Ben and I make up the rest, and I'll let you do the maths on that one.

It's not just time served.
It's every problem we've already solved, sitting in one room, ready to be used on yours.

If you're selling a premium home, that's exactly who you want in your corner.
Come and have a chat with us.

Realistic valuations vs inflated ones

The gap between an optimistic valuation and a realistic one is where sellers actually lose money.

Some agents will value high to win your instruction, tie you into a long sole agency agreement, then quietly chip the price down over months.

Start too high and you miss that initial rush of interest when buyers are genuinely excited to view.
By the time you've reduced, the property feels stale and buyers have often moved on elsewhere.

Price it right from day one, and you create real competition, sometimes even driving the price back up.

If your agent needs more than four weeks' sole agency to feel confident in their own valuation, that tells you something.

Fancy a second opinion?

Harry's lunch, slow replies and procrastination

Harry has lunch for breakfast, Chicken and rice at nine in the morning, every single time.

He's always training for something, so it makes sense really.
Alice isn't far behind him either, usually first to nip off for lunch.

Laura and Sarah are glued to their phones when the news is good, though I'll admit I'm not always the quickest to reply myself if it's something less exciting.

And if anyone's going to still be "getting round to it" by the end of the day, it's usually Andy.

Little things like this are what actually make an office feel like a team, not just people sharing a desk.

If you'd like to meet this lot properly, pop in.

Market shift

The market has quietly turned into a buyer's market, and pricing it wrong now costs you more than it used to.

There's a lot of competition out there, and homeowners who overprice are the ones who end up sitting, then reducing, then sitting again.

Be wary of agents who pitch high just to win the instruction and then tie you into a lengthy sole agency agreement.

Statistically, your best offers come in the first three weeks of launching, so getting the price and the marketing right from day one matters more than ever.

If you want an honest read on where your home actually sits in today's market, I'm happy to give you one.
