Could new planning rules change Herne Hill’s skyline?

The Government wants to make it easier to build more homes within walking distance of well-connected train and Underground stations.

That makes sense in principle – but in established London neighbourhoods, where there is very little spare land left to build on, could the answer increasingly be to build taller and make more intensive use of existing sites?

We look at what the new National Planning Policy Framework could mean for Herne Hill – and why the debate over housing density may be getting closer to home.

💭 Sometimes you have a moment where you think, “I actually did it.”

That was exactly how I felt seeing Princess Rosa and the Underwater Surprise at the book event. 📚✨

I love this book, and seeing it there, finished and real, genuinely made my day.
It still feels unbelievable that something which started as an idea has now become something people can hold, read, and share.

And the most exciting part?
This is just the first of many.

The next book is already on its way, and I feel more inspired than ever to keep writing.

This journey has reminded me that belief matters.
Consistency matters.
And sometimes, if you simply keep going, the thing you once dreamed about becomes real.

💬 Have you ever achieved something that made you stop and think, “I can’t believe this is actually happening”?

🏡 The margin for error has disappeared.

One of the biggest changes landlords need to understand is that compliance is no longer something you can afford to treat lightly.

Under the new rules, every stage of the tenancy process matters.

📄 Notices need to be correct.
📋 Documentation needs to be complete.
✅ Compliance needs to be up to date.

Because even a seemingly minor mistake can have major consequences.

We're talking about simple errors such as incorrect dates or wording that could delay proceedings, weaken your position, and force you to start the process all over again.

That's why successful landlords are becoming increasingly process-driven.

It's not about creating more paperwork.
It's about protecting your investment and ensuring that if you ever need to act, everything stands up to scrutiny.

💬 Is your current landlord process built for today's regulations or yesterday's?

✨ Leadership isn't about being the loudest voice in the room.
It's about creating space for other voices to be heard.

I've always believed that a leader should have a clear idea of where they're heading. People need direction, purpose, and a shared goal to work towards.

But I also think the days of saying, "This is what we're doing, now follow me," are long gone.

The best leaders invite people into the conversation.
They share the vision, ask for input, listen to different perspectives, and encourage others to help shape the path forward.

When people feel involved in the decision-making process, something powerful happens. They stop feeling like they're being directed and start feeling like they're part of building something together.

For me, that's what modern leadership looks like.

💬 How important is collaboration in leadership today?

The Renters’ Rights Act has changed the shape of lettings in England.

But there’s another force shaping what the industry is having to deal with at exactly the same time: AI.

Increasingly, tenants are using tools like ChatGPT to understand their rights, draft complaints and explore possible legal action.

Sometimes that helps. Sometimes it turns a relatively simple issue into something unnecessarily complex – and often incorrectly conceived.

In our latest article, we’re taking a look at how AI-generated complaints are changing the workload for letting agents, what it means for landlords, and why experienced human judgement matters more than ever.

✨ People want to be heard, not just managed.

One of the biggest lessons I've learned about leadership is that listening is far more powerful than many people realise.

A good leader doesn't simply hear what their team is saying.
They take the time to understand what sits behind the words.

🤝 What's motivating them?
💭 What's worrying them?
❤️ What support might they need?

It's easy for businesses to become so focused on performance that they forget the people responsible for delivering it.

The problem is that when people feel unheard, they eventually stop caring.
Motivation drops, engagement falls, and even the most talented individuals can become burnt out.

That's why I believe listening isn't a soft skill.
It's a leadership skill.

When people feel valued, understood, and supported, they don't just perform better.
They thrive.

💬 Do you think listening is one of the most overlooked skills in leadership today?

🏡 What if your house could be sold before it even hit the market?

That's exactly what happened with this property.

A few days earlier, we'd agreed a sale on another home that attracted multiple buyers and sold above asking price.

Whilst that was fantastic news for the seller, it left us with several disappointed buyers who were still actively looking.

So when this property became available, we didn't need to start from scratch.

We picked up the phone. 📞

We contacted buyers we already knew, buyers who were financially qualified, motivated, and ready to move.

Within a very short space of time, we had three proceedable buyers viewing the property.

The result?

✅ Multiple offers
✅ Best and final offers
✅ Sale agreed at asking price

And here's the remarkable part...We sold the property before we even took the photographs.

That's the value of maintaining relationships and understanding your buyer database. Sometimes the best buyer for your home is already waiting.

💬 If speed, discretion, and a smooth sale are important to you, let's have a conversation.

✨ I've never believed that success comes from getting everything right.
I think it comes from finishing what you start.

One of the things I've learned about myself over the years is that I'm a completer.
If I commit to something, I want to see it through.

Whether it's running a business, studying psychology, or writing a book, there are always moments when things feel harder than you expected.

The excitement fades, the challenges appear, and suddenly consistency becomes much more important than motivation.

Now, don't get me wrong, I'm not someone who glides through these things without emotion.
Quite the opposite.
I'm naturally emotional and I still have moments of doubt, frustration, and uncertainty.

But I've learned that those feelings don't have to stop you.

What matters is continuing to move forward, even when the journey isn't as straightforward as you'd hoped.

💬 Are you someone who enjoys the challenge, or someone who enjoys crossing the finish line?

08/08/2026

✨❤️ This wasn't just a book launch. It was proof that dreams don't have an expiry date.

As I stood up to thank everyone who came to celebrate Princess Rosa and the Underwater Surprise, I found myself feeling incredibly emotional.

What started as a little idea, stories told to my granddaughter over lunch, somehow became a real book sitting on the shelves of a real bookshop. 📚

And whilst I couldn't be more proud of the book itself, what meant the most was seeing so many wonderful people in the room.

Friends.
Family.
Clients.
Colleagues.

People who, in one way or another, have supported me, encouraged me, and believed in me long before I believed fully in myself.

For a long time, this book was simply a thought.
A conversation.
A possibility.

Now it's real.

And I think that's a reminder for all of us that sometimes the things we keep putting off are the very things we're meant to pursue.

🥂 Here's to taking chances.
📖 Here's to backing yourself.
❤️ And here's to the people who cheer us on along the way.

💬 What's something you've achieved recently that you're genuinely proud of?

Britain’s housing crisis has been described as “entirely self-inflicted” by the Institute of Economic Affairs.

It is difficult to disagree.
In fact, their report doesn’t tell us anything that the property industry hasn’t been saying for years on end.

We are not building enough homes. The planning system remains slow and restrictive. Yet, at the same time, more than one million homes are reportedly standing empty while hundreds of thousands of people urgently need secure accommodation.

There is more than one thing causing our housing crisis, and there needs to be more than one solution. We need to build more, make better use of the homes we already have and create more secure, professionally managed rental housing across the country.

In our latest article, we look at the scale of the challenge and explain why these issues contributed to us establishing Petermans Housing Initiatives.
