I've noticed this a lot working with different training providers over the years. Mentees can usually spot a good deal a mile off once they've been taught properly, that's rarely the issue. What's normally missing is the process behind actually finding one, the outreach, the right tools, showing up consistently.

Here's the bit worth thinking about too: different mentors teach different strategies. Planning flips, commercial investing, HMOs, BTL, unbroken blocks, title splits, social housing, properties with low EPCs, vacant and derelict buildings, garden and land assembly, airspace opportunities. Whatever the strategy, we can help build a genuine pipeline of off-market sites to match it.

Something worth thinking about before you take advice from anyone in this space, including me. 🔑

There's a lot of information out there, and not all of it comes from people actively doing the work day to day. I'd always encourage checking whether someone is on live sites, working through real deals, and not just teaching from theory or past experience that might not reflect today's market.
