habitable room of a rental property containing gas appliances (excluding appliances used for cooking purposes). The landlord is required to carry out a checks and tests to ensure that carbon monoxide alarms in the rental property are working the day any new tenancy begins.

Before purchasing a CO alarm, always ensure it complies with British Standard EN 50291 and carries a British or European approval mark, such as a Kitemark. Check the manufacturer’s recommendations about how you should fit and test your alarm to ensure that the unit and the batteries are in good condition.

Find out how much energy your home uses in order to determine the most cost-effective ways to make improvements.

You might find potential improvements if your home has an Energy Performance Certificate. If your house has been advertised for sale or rental since 2008, it probably has an EPC.

On the government's EPC Register for homes in England, Wales, or Northern Ireland, as well as on the Scottish EPC Register managed by the Energy Saving Trust, you can locate any current or expired EPC for a property. On either website, you may also find a list of certified domestic energy assessors.

It's possible that it's expired because EPCs only last for ten years. The EPC evaluation may not be correct if you have made alterations to your home since it was completed.

Depending on the size and location of your home, you may arrange an updated EPC for your property for between £60 and £120.

Look for assessors who can conduct a home energy audit if you want a more thorough report. Although more expensive, it may also include thermal imaging, individualised guidance, and a detailed strategy to assist you in improving your property.

Landlords must obtain a report (usually an Electrical Installation Condition Report or EICR) from the person conducting the inspection and test which explains its outcomes and any investigative or remedial work required.

Landlords must then supply a copy of this report to the tenant within 28 days of the inspection and test, to a new tenant before they occupy the premises, and to any prospective tenant within 28 days of receiving a request for the report.

Inspectors will use the following classification codes to indicate where a landlord must undertake remedial work.

Code 1 (C1): Danger present. Risk of injury. The electrical inspector may make any C1 hazards safe before leaving the property.
Code 2 (C2): Potentially dangerous.
Further Investigation (FI): Further investigation required without delay.
Code 3 (C3): Improvement recommended. Further remedial work is not required for the report to be deemed satisfactory.
If codes C1 or C2 are identified in on the report, then remedial work will be required. The report will state the installation is unsatisfactory for continued use.

If an inspector identifies that further investigative work is required (FI), the landlord must also ensure this is carried out.

The C3 classification code does not indicate remedial work is required, but only that improvement is recommended. Landlords don’t have to make the improvement, but it would improve the safety of the installation if they did.

Finding a small sticker with an energy efficiency rating is the first step in determining your boiler's efficiency. If you have a modern boiler, you can find the sticker within the information pack for your boiler or on the boiler itself. Boilers, like other domestic appliances, have efficiency ratings of A-G [iv]. Modern boilers must be A-rated and show it on their literature.
