How to turn tired terraced houses into income generating assets.

If you want to invest in property or build your property portfolio, terraced houses are still the most prevalent and most popular properties to look at.

That’s especially true in South Wales, where you’ll get even more property for your pounds.

Find the right property in the right area, for the right price and then using the BRRR strategy (Buy, Refurbish, Rent, Refinance) set about turning into a positive cash-flowing asset.

Here’s how it works:

BUY

Buy a property in a good area that will allow you to easily add value by upgrading it. (You should always negotiate the best price, but it does not have to be 25% below-market-value as long as the numbers work).

REFURBISH

Upgrade the property through cosmetic or structural renovations. This could be simply updating the kitchen or bathroom, or renovating more fully or even adding an extra room or two. (You must, must, must keep a tight grip on your renovation costs).

RENT

Secure a reliable tenant for the property and start generating consistent rental income. (You must thoroughly screen your tenant, they can make or break your investment)

REFINANCE

Get the property revalued once you’ve finished the refurbishment. Then refinance it (usually after a minimum of 6 months) to pull out your original investment. Take that money and use it to buy and refurbish your next property. Repeat.
