LANDLORDS: SPENDING WISELY TODAY CAN SAVE EXPENSIVE REPAIRS TOMORROW.
A modern, well-maintained and compliant rental property can help attract tenants, reduce avoidable repairs and protect your investment. It doesn’t have to mean a complete refurbishment.
1. Fix the cause before decorating
Investigate leaks, damp and mould promptly. Painting over a problem won’t solve it. Check plumbing, gutters, ventilation and the building itself before spending on finishes.
2. Choose durability over the cheapest option
Washable paint, hard-wearing flooring suitable for each room, reliable taps and replaceable fittings can reduce repeat maintenance.
3. Refresh what still work
If kitchen units are sound, new handles, doors or worktops may give them a modern look without replacing the entire kitchen. Neutral décor and good lighting can also make a difference.
4. Improve comfort and efficiency
Consider suitable insulation, heating controls, LED lighting and draught reduction. Maintain adequate ventilation when making improvements.
5. Keep safety and compliance up to date
Stay on top of gas safety checks where applicable, electrical inspections, required alarms, EPC requirements and any council licensing. Complete necessary remedial work—paperwork alone does not make a property safe.
6. Plan maintenance before it becomes an emergency
Arrange inspections with appropriate notice and agreement, encourage tenants to report problems early, and keep a maintenance budget and clear records.
Our approach: prioritise safety, fix underlying defects, then modernise where it adds practical value.
At Elite International Real Estate, we can help coordinate maintenance and advise on presenting your property for the rental market.
