【🇬🇧業主注意⚠️】英國《租客權利法案》5月生效，對業主有什麼影響？（上）

今年5月即將正式生效的《租客權利法案Renters’ Rights Act》將會徹底改寫英國租務規則📜
租客權益大幅提升，業主應該怎樣應對🤔？今次影片為你拆解7大核心影響，包括👇：

1️⃣ 租約全面轉制Rolling Contract
所有新舊租約將統一轉為「Rolling Tenancy」，租客只需提前2個月通知即可搬走。
業主謹記於5月31日前通知現有租客，並將information sheet透過書面或電郵形式傳送。

2️⃣ Section 21 正式取消
「無理由收樓」成為歷史❌ 未來只可透過 Section 8 收樓，必須提供合理法律理由（如欠租、反社會行為）及相關證據。

3️⃣ 加租限制 + 禁止競價
每年最多只可加租一次，中介需清晰標價，嚴禁租客競價搶租盤！

4️⃣ 預收租金受限
不可再要求租客預付半年或一年租金。簽約至入住期間，最多只可收取1個月租金。
