In anticipation of their debut Design Directory, has featured Space House as one of 20 thrilling new design discoveries to experience now. It’s celebrated alongside some of the best new bars, hotels, offices, retail openings, and urbanism projects.

The article describes Space House as: “The eye-catching, Grade II-listed former home of the UK’s Civil Aviation Authority is now flying high – revived after a three-year revamp that has brought it firmly into the future, deliberately flaunting its classic brutalist features.”

We were honoured to celebrate a National Award win for 8 Bleeding Heart Yard at the stunning Serpentine Pavilion, designed by the exceptional . As one of only 20 recipients across the UK, it was a privilege to be recognised alongside such exemplary projects.

This achievement highlights the innovative approach taken with 8 Bleeding Heart Yard - a thoughtful reimagining of a heritage building. RIBA described the project as “a blueprint for how office buildings can be redeveloped”, which is a testament to the vision and dedication behind it.

8 Bleeding Heart Yard was one of just 20 projects to receive an national awards this year, the has reported.

The judges praised 8 Bleeding Heart Yard for transforming a formerly lifeless building into a ‘richly layered, sustainable workplace’ which offered ‘a new way of thinking about deep retrofit in the office sector’.

8 Bleeding Heart Yard was awarded a RIBA London award in May this year. Designed by , the project is situated within a conservation area in Farringdon. The RIBA journal praised the project team and shared that the ‘result offers a blueprint for how office buildings can be redeveloped, and translates well, adding to the richness of the varied architecture along this street.’

Awards 2025 shortlist was recently announced and we are delighted that our completed development at 8 Bleeding Heart Yard is part of the list.

An environmentally conscious project designed by the restored workspace in Farringdon demonstrates what can be achieved in retrofitting historic buildings, as the existing façade was overlayed with a second skin, suspended around the core structure. Inside, a double-height reception, premium amenities including a roof terrace and an advanced hybrid air cooling system showcase that historic buildings can be renovated to exceptional environmental standards, whilst offering first-class facilities to tenants.

Other nominees for the RIBA London Awards 2025 include the restoration of the Elizabeth Tower at the Houses of Parliament and the London College of Fashion on the East Bank. The winner of the awards will be announced this spring.

Seaforth and real estate investment have secured two new lettings at Space House.

Software company has signed a lease on the seventh floor of the block, spanning 8,066 sq ft. The company’s decision was heavily influenced by Space House’s exceptional amenity offerings, particularly the 5,000 sq ft rooftop terrace and club lounge located just one floor above, which will allow BlackLine to seamlessly host events and meetings.

In addition, a prominent FTSE 250 company has taken the sixth floor, which comprises 8,093 sq ft on a 10-year lease. Craig Hinvest of real estate agency explained the company’s decision:

“The company chose Space House as they wanted an amenity-rich, inspiring, and modern workspace with strong ESG credentials for their future workspace. The club lounge and rooftop terrace will be a real asset to their business and staff wellbeing. They also love working in the building’s vibrant location in Covent Garden and an easy commute for all their staff. They can’t wait to move into their new home.”

“Mid-century architecture is going through a renaissance” - shared with Tim Burke, Editor of .estates_gazette as they sat down together to discuss the Brutalist, the sustainability-centric renovation of by Seaforth and what 2025 could bring for the real estate market. Here are the key takeaways:

• “The building feels modern, but also steeped in history.” Tim Burke described Space House, highlighting the pride that Tyler has in welcoming visitors to tour the pioneering Covent Garden workspace. As Tyler shared at the launch party of Space House back in October, “You get one of these in your life. This is ours.”

• “I don’t think I’ve ever seen a more disruptive period of time in my career, and I was in Indonesia during the Asian financial crisis, and New York during the dot bomb,” Tyler shares. Investors need to consider how disruptive forces – “global disruption; geopolitical disruption; the wealth gap and social disruption” and AI – will affect real estate supply and demand across asset classes.

• “What does smart beta look like? How do you get in front of these structural changes, these disruptive events and invest in assets that are going to be more resilient to the changes that are coming?” Tyler feels the answer may be in investing in buildings that align with sectors that are going to benefit from the next cycle – whether that’s senior housing, health sciences or data centres.

We are delighted to announce that 8 Bleeding Heart Yard was awarded the ‘s ‘Retrofit & Reuse Award’ in the Positive Addition (£5 million and over) category.

The decision was announced at Wednesday night’s awards ceremony. The judges shared their thoughts on the considerately retrofitted Farringdon workspace:

“8 Bleeding Heart Yard had taken a hugely unpromising building and transformed it in a very daring and inspirational way…It’s beautiful and will absolutely encourage others to retrofit buildings, to think that more is possible.’”

In all Seaforth projects, from 8 Bleeding Heart Yard, to , we are committed to retrofitting buildings in the most sustainable way, to put people and the planet first.
